Can a fragrance make a buyer feel at home in an empty flat?
No, and it is worth saying so flatly. Feeling at home is built from familiarity, ownership and time, none of which a stranger has in a property they walked into ten minutes ago, and none of which a smell supplies. What the evidence on ambient scent supports is narrower: pleasant, congruent scenting is associated with better evaluations of a space and its service, longer dwell and stronger recall, at moderate effect sizes, and scent is unusually strongly linked to memory. It does not support the idea that a chosen fragrance delivers a chosen feeling on demand, partly because responses to specific scents are personal and shaped by an individual's own memories rather than by a shared code. So the honest goal in an unfurnished flat is not warmth or belonging. It is the removal of the signal that nobody has been here, which is what makes an empty property read as unloved. Do that and the flat reads as looked after, and looked after is what you are actually able to deliver.
If it cannot create an emotion, what am I paying for?
You are paying for consistency and for the absence of a negative, which are both worth having and neither of which is glamorous. Every property you show has air in it whether you manage it or not, and unmanaged air in a vacant flat drifts towards stale, dusty and occasionally drain-adjacent. A buyer notices that without ever naming it, and it colours the twenty minutes they spend forming a view of the property. Managing it means every buyer who walks into that flat, on a Tuesday morning or a Saturday afternoon, in June or in December, gets the same clean, settled, quietly conditioned air rather than whatever the flat happened to be doing that week. The second thing you are paying for is the memory effect: a flat that smelled quietly good is more likely to be recalled clearly on Sunday evening when a buyer is comparing four properties in their head. Both of those are modest. Both of them cost very little - the air work is free, registers start at Rs 299 and reeds at Rs 749. Neither of them will change an offer, and anybody who tells you otherwise is guessing.
Which register reads as looked after rather than staged?
The quiet, clean ones, and the test is whether a buyer would name it. Avoid anything sweet, gourmand or food-adjacent entirely: sweetness in a property viewing reads as masking. How do I know if I have gone too far?
Use the naming test, and then two procedural checks. The naming test is simple: if a buyer could describe the fragrance, it is too strong. The level that works is one they experience as a well-kept flat rather than as a scent, because heavy scent in a viewing reads as concealment and in an empty property that reading is sharper, not softer - there is no cooking, no pet and no occupant to explain it away, so the buyer's mind goes straight to what is being covered up. The first procedural check is to judge the flat only by walking in from outside, cold, at the start of a day, because after a few minutes in a scented room nobody can assess its level accurately. The second is to take any visitor comment about the flat smelling strong entirely at face value rather than as a matter of taste; it is a recalibration signal. If you are unsure, set it lower. Under-dosing costs you a small effect you were never going to be able to measure. Over-dosing costs you the buyer's trust in the first five seconds.
Does an empty flat need a bigger machine because there is nothing to absorb the scent?
Not bigger, but the volume arithmetic is the thing to check rather than the emptiness. Coverage ratings describe a connected volume of air, so what matters is floor area multiplied by ceiling height and how much of that air is genuinely joined together. As a worked example to replace with your own measurements: 1,600 sq ft at a ten-foot ceiling is 16,000 cubic feet, and 16,000 divided by 35.3 is about 453 cubic metres, comfortably inside one SOSA Vaayu at Rs 11,999, which is rated to roughly 1000 cubic metres and to 2,000 to 3,000 sq ft on SOSA's own figure.
