A buyer stops in the passage, sniffs once and says it - what is that, it smells nice. You have about two seconds to answer and the answer matters more than the fragrance ever did, because a question about smell is never purely a compliment. Somewhere behind it is the other question, the one nobody asks directly: is there a reason this flat smells of something. Answer the first one truthfully and the second one dissolves. Answer it evasively and you have just created the suspicion you were trying to avoid.

What should I say when a buyer asks why the flat smells nice? Tell them the truth, in one unhurried sentence: we prepare every property before a viewing - the flat has been opened up and aired this morning, it has been cleaned, and there is a light fragrance running. That is the complete answer and it needs no follow-up. It works because it is true, because it is boring, and because it tells the buyer the thing you actually want them to know, which is that somebody took care of this property before they arrived. If they want to know what the fragrance is, tell them that too. There is nothing in the honest version of this that costs you anything.
Why is an evasive answer so damaging? Because of what the buyer is half-asking. A question about a smell in a property is the one question where deflection confirms the worst reading of it. If you say you cannot smell anything, or change the subject to the view, or say vaguely that it is probably the new woodwork, the buyer now has two data points: there is a smell, and the agent did not want to discuss it. That combination is exactly the shape of a cover-up, and it is a much worse position than you were in ten seconds earlier. Buyers are not offended by a prepared property. They are offended by an agent who seems to be managing them.
What must I never do with that answer? Never use it to deflect from a real property issue. If the buyer's question is actually about a musty note, a drain smell, a damp patch or cigarette smoke, that is a different question wearing similar words, and answering it with a sentence about your diffuser is dishonest. There are three buyers asking this, and one true answer serves all of them
When a buyer asks about the smell in a flat, they are one of three people, and you usually cannot tell which from the tone. The first is simply appreciative: the place feels pleasant, they noticed, and they are making conversation in a passage while you unlock the second bedroom. The second is checking. Not accusing - checking. They have seen eleven properties this month and at least one of them had something under the air freshener, and they have learned to ask. The third is neither: they have a fragrance sensitivity, asthma or a migraine history, and what sounds like curiosity is actually them working out whether they are going to be able to stand in this flat for twenty minutes. The remarkable thing about the honest answer is that it is the correct answer for all three. The appreciative buyer hears that the property was prepared, which is what they were half-complimenting anyway. The checking buyer gets a direct, unbothered response with nothing withheld, which closes the question rather than opening it. The failure
Every evasive version makes the situation worse than saying nothing
Run through what brokers actually say when caught off guard, and watch each one fail. "Is there a smell? I cannot smell anything" - the buyer knows there is, so you have just told them either that you are lying or that you have been in here long enough to stop noticing, and the second one raises the question of how long that is. "Oh, it is probably the new polish on the woodwork" - an invented attribution, and if the buyer comes back for a second viewing on a day you have not set up, the flat smells different and your explanation has quietly collapsed. "The owner must have sprayed something" - you have put a lie in the owner's mouth and made the fragrance sound accidental, which is worse than making it sound deliberate. And the worst one, which is not a sentence at all: the pause. Two seconds of visible thinking before you answer a question about smell tells a buyer more than anything you say afterwards, because people are extremely good at spotting a constructed answer and this is the exact context in which they are looking for one. The underlying mechanics are simple. A question about smell in a property is already adjacent to suspicion, however friendly the tone. Deflection is what suspicion is looking for. Here is the boundary, and it is absolute. If the smell the buyer is asking about is not your fragrance - if it is a musty closed-up note, a drain, a damp corner, old cigarette smoke, a kitchen, something from the shaft or the neighbour's flat - then you must not answer with a sentence about the preparation you did. It would be technically true and functionally a lie, and it uses an honest sentence to walk a buyer away from a real property issue. That is the line this bank will not cross and neither should you. In practice, telling the questions apart is easier than it sounds, because the buyer's face tells you: "why does it smell nice" comes with an open expression and "what is that smell" comes with a slight frown and a second sniff. When you get the second one, answer that question and only that question. Say what you know. If it is a known issue, say what is being done about it and who is doing it. If you do not know, say you do not know and that you will find out, then find out. Any genuine problem - damp, a leak, drainage, smoke damage - is a matter for disclosure and repair, not presentation, and no fragrance at any level and no machine at any price belongs in that conversation. Only if it comes naturally, and never as an announcement at the door. The flat has an actual damp problem the seller has disclosed. Can I still scent it for viewings?

Does answering honestly ruin the effect?
