The instinct is understandable and it is wrong on two separate counts, which is why this is worth taking slowly. Count one is that the arithmetic is already moving against you before you touch anything. Walk the property in it. The output is a room list, and the room list is the asset. Almost every hotel finds that four or five rooms account for the overwhelming majority of damp complaints, and those rooms are stable year on year: the weather elevation, the ground floor, the rooms directly under a terrace, the rooms adjoining a service riser or a plant area, and the ones nobody has occupied for a fortnight. A property that knows its list can schedule those rooms for attention in advance, sell them last in the wettest weeks, and stop rediscovering the same five faults every year through a guest review. What to check as you walk. The bathroom extract, tested with a tissue at the grille, because a fan that does not hold it has been returning every shower to the room. Every floor trap in bathrooms and on balconies, because a trap that has evaporated dry is an open pipe into the drainage, and in monsoon the drainage system itself is under load. The air-conditioning condensate tray, drain line and filter, which are the commonest single source in an Indian hotel room and which perform worst in exactly the months when the units run hardest against humid air - the tell is a room at its worst in the first minute after the unit starts. Wardrobe backs and any joinery against an external wall, which are the coldest surfaces in a room and therefore the first place moisture condenses. Carpet edges, curtain hems and skirting, which hold water long after a floor looks dry. Mattress protectors and upholstery, which nobody inspects. And the elevations themselves, for the parapet, terrace and window seal failures that a dry season conceals completely. Two operational moves make a real difference in the season, and neither is a fragrance purchase.
