The hotel
What the lobby is really doing, and why almost none of it is fragrance
Stand in the lobby of any of the big Mumbai hotels and try to work out where the smell is coming from. Humidity, salt and the smell of a flat shut through July
Mumbai does two specific things to a property and neither of them is a fragrance problem. The first is monsoon humidity. From June to September the ambient relative humidity sits in the eighties, and a flat that has been locked with the windows shut has no air movement at all, which is the exact condition in which plywood and MDF joinery, leather sofas, books, carpets, mattresses and anything stored in a loft develop the smell every Mumbai resident recognises and nobody enjoys. Open a wardrobe in a flat shut through July and you get it in one breath. The second is the sea. A west-facing flat at Worli, Bandra, Juhu or Versova takes salt-laden air straight off the water: it leaves a haze on the glass by the third day, it corrodes window hardware and sliding-door tracks, it dulls stainless steel in the kitchen, and it gives the flat a faint mineral edge that is genuinely part of the address rather than a defect. Do not try to scent it away - buyers who want a sea-facing flat are not offended by the sea. Clean the tracks and the hardware, do the glass the morning of the viewing, and let the register sit over it rather than against it. And be realistic about the season: on a wet August afternoon you cannot leave the windows open for the buyer's arrival, so the airing has to happen earlier in the day or the day before, not while they are climbing the stairs.

Sixty seconds you do not control, immediately before your door
Here is the part that never appears in international staging advice, because in most markets the buyer walks up a garden path. Your Mumbai buyer parks in a basement, which smells of exhaust, damp concrete, and in monsoon months of standing water and the pump room. They walk to a lift lobby that may share a wall with the garbage collection point. They ride up in a lift that, if the passenger lift is busy, is the one carrying a mattress delivery. They step out onto a corridor where at half past twelve the flat opposite is doing a tadka, at eight in the evening the whole floor is cooking, and where the neighbour's wet shoes and umbrella are outside the door from June to September. Then they reach your door. Sixty to ninety seconds of a building you have no authority over sets the frame for everything inside it. You cannot fix that, but you can work around it, and the working around is what separates a professional broker from a hopeful one. Time the viewing outside the two cooking windows - mid-morning and mid-afternoon are the quiet hours on almost every residential floor in the city. Walk the route yourself an hour before, from the car park to the door, and notice what you are asking the buyer to walk through. Speak to the society about the corridor light that has been out for a month, because dim plus damp reads worse than either alone. Have the landing outside your door swept and the shoe rack moved. And crucially, do not respond to a bad corridor by scenting the flat harder: a strong smell arriving straight after a corridor of cooking reads as a deliberate cover, which is the one impression you cannot recover from.
