The mechanics
One open window is not ventilation, it is a gesture
Air moves through a building when there is a pressure difference across it, which in practice means two openings on different faces with either wind or a temperature difference driving flow between them. Open a single window in an otherwise sealed flat and you get slow diffusion at the opening and very little else; the far bedroom might as well still be shut. The flat is on the twenty-second floor and the windows barely open. How do I air it?
High-rise listings are the hardest case and they need a different combination. Restricted openings and safety catches limit how much you can open, but wind pressure at that height is considerable, so even two small openings on different faces move a surprising amount of air - use whatever opens on two different sides rather than opening everything on one. The main door onto a ventilated lobby or corridor is a legitimate second opening for the duration of a supervised airing, and in many towers it is the most effective one available. Beyond that, lean on mechanical help: bathroom and kitchen exhaust fans running for the whole session, ceiling fans on to keep the interior mixing, and the air conditioner on a dry mode during a monsoon visit if the power is connected. Should I air the flat on the morning of the viewing?
Yes, early, and then close it up well before the buyer arrives. The sequence that works is: open the flat as soon as you get there and cross-ventilate properly while you do the cleaning, the trap water and the joinery, so the property is exchanging air while it is being prepared. Two things, in order of importance. Second, extend the preparation window before each viewing rather than pretending the maintenance happened: a flat shut for three weeks needs the property opened the day before the appointment as well as on the morning, not thirty minutes of frantic window-opening while the buyer parks. If neither is possible, be realistic with the owner about what the property will present like and use that conversation to get a caretaker arrangement funded. Does running the air conditioning count as airing the flat?
No, and it is a common and expensive assumption. It will if the must is only stale air, and it will not if there is a source. That is precisely the test, and it is the most useful ten minutes a broker can spend on a listing. Air the flat thoroughly for a full day, close it up overnight, and walk in cold the following morning. Ordinary stale air does not come back for days, and a weekly routine holds it. A smell that is back within a few hours has something producing it - most often an evaporated water seal, closed joinery, a stagnant air-conditioner tray or a forgotten damp item, and sometimes genuine moisture in the building. The first group you fix in an afternoon. The second is a matter for the owner to investigate, repair and disclose, and no amount of ventilation or fragrance is the right answer to it.
