The largest single lever in an empty flat, and it costs a box of bulbs
If you only do one thing in a vacant listing, make it the lighting, because nothing else changes a bare room as much for as little. There are three separate jobs inside it and they are usually all outstanding on a first visit. Is a rug really worth carrying to a viewing?
For a listing you are showing repeatedly, yes, and it is the recommendation on this page we expect most resistance to. A large rug in the main living space does three things at once: it takes the hard edge off the reverberation, which is the single biggest contributor to a bare flat feeling unwelcoming; it gives the eye a scale reference in a room with no other objects in it, which helps a buyer read the proportions; and it makes the floor look finished rather than raw. Leave it rolled in the flat between viewings rather than carrying it each time, agree it with the owner, and treat it as equipment rather than as staging. If you only ever show the property twice, it is probably not worth the logistics, and the bulbs and the air-conditioning are still worth doing every time.
Can I use music instead of dealing with the echo?

Should I stage the property properly instead of doing any of this?
Staging works and it is a different scale of decision.
