Why does the 4BHK label not decide it? Because a 4BHK ranges from about 1,600 to 3,200 sq ft depending on city, builder and whether carpet, built-up or super built-up area is quoted.
Which number should I ask for? Carpet or built-up area rather than super built-up, since super built-up includes shared space that is not in the flat.
“4BHK” is the one label that tells you nothing
This is the one page in the cluster where the property label actively misleads. A villa tells you the home is large and probably multi-storey. A penthouse tells you it is on top with a terrace. A 4BHK tells you there are four bedrooms, and almost nothing else, because the amount of house wrapped around those four bedrooms varies enormously. In some cities a premium four bedroom apartment is sixteen hundred square feet of carpet area with compact bedrooms and a single living-dining strip. In others it is three thousand two hundred square feet with a family lounge, a formal living room, a separate dining, a utility and a maid's room. Both are marketed as premium 4BHKs and both are accurate descriptions. The difference between them, for this particular gift, is the difference between a machine being right and a machine being wrong. So the first thing to do is ask for the area, and the second is to ask which area. Indian property carries three figures and they are not interchangeable. Carpet area is the space inside the walls - the actual home. Built-up area adds the walls and usually a balcony. Super built-up area adds a share of the lobby, the staircase, the corridor and sometimes amenities, and it is the largest of the three and the one most often quoted in conversation because it is the one on the brochure. For scenting purposes, the number that matters is the space the air is actually in, which is carpet or built-up - not super built-up, which includes cubic metres that are not in the flat at all. Somebody saying their 4BHK is two thousand four hundred square feet may well have an eighteen hundred square foot home, and buying a machine on the larger figure is how a flat ends up over-scented. This is the single most useful thing to get right, and it is a polite question: is that carpet or super built-up. With the real number in hand the decision is the same as everywhere else in this cluster. There is one factor that tips a borderline 4BHK upwards and it is worth checking because it is common in premium flats: open plan. If living, dining and kitchen run together with no doors between them, the flat has one large volume rather than three rooms, and a bottle standing in it is being asked to handle the whole envelope. That is the situation that produces the complaint that home fragrance does not work in this house. An eighteen hundred square foot flat that is genuinely open plan can be a better machine case than a two thousand two hundred square foot flat cut into separate rooms, because in the second case each room can have its own bottle and each bottle is correctly sized for its room. So the question after the area is the layout, and it is easy to ask: is the living and dining one space or two. Three practical points for a premium 4BHK specifically. Placement follows the air conditioning rather than the furniture, because a flat has no stairwell and its airflow is horizontal - a machine belongs in the path of the main circulation rather than tucked behind a sofa, and reed diffusers belong where the air is comparatively calm rather than in an air conditioner's path, where they evaporate faster and unevenly. Intensity should start low and be raised: a flat over-scented at maximum output is the commonest mistake and it is also the reason a machine can push scent into a common corridor when the front door opens. And the first weeks should be open windows rather than fragrance, because paint, varnish, polish and new joinery produce temporary smells that need airing, and a flat airs more slowly than a house with a garden on two sides. Two last facts to hand over with the gift. The Vaayu is the most expensive thing we make and we turn down more orders for it than for anything else in the range. Not because we do not want to sell it - because most homes do not need it. It covers up to a thousand cubic metres, roughly two to three thousand square feet, and that is a villa, a penthouse, a large open-plan flat or a house with a double-height room. An ordinary 2BHK is not that, and in an ordinary 2BHK a reed diffuser at seven hundred and forty-nine rupees does the job better than eleven thousand nine hundred and ninety-nine rupees of machine would. So the question we ask is never what somebody spent on their house. It is how many cubic metres of air are in it.
The second thing we say, and almost nobody expects it, is wait a few weeks. A brand-new home smells of paint, varnish, polish, cement and new wood, and those are not smells to cover - they need open windows and time, and they go on their own. Give the machine at the housewarming by all means, but tell them the scenting starts once the building has finished smelling of being built. It is the same rule we apply to a new car, for the same reason: adding fragrance to a smell that is fading anyway is how a good product gets blamed for a bad result.
Two honest limits. Reed diffusers do not fail in large homes, they simply do not reach - a diffuser on a console table scents the area around that console table, which is not a fault, it is physics, and several of them is a real alternative to one machine.
