Partly, and it is worth being exact about which part, because cold is one word doing four separate jobs. When a buyer says an empty flat felt cold they may mean the air temperature, the echo, the light, or the smell of a place nobody has opened in a month. Those are four different problems with four different fixes, and fragrance touches precisely one of them. The useful thing about that answer is not the honesty for its own sake - it is that once you know which cold you have, you stop spending money on the wrong one.

Can fragrance make an empty apartment feel less cold? It can fix one of the four things people mean by cold, and it cannot touch the other three. A buyer telling you a flat felt cold is giving you a genuine observation in the only vocabulary most people have for it, which is emotional rather than physical. It is worth treating that the way you would treat a client saying a property felt wrong: as a real signal about something specific that they have not located. In an empty flat there are four candidates, and in practice more than one is usually running at once. Thermal, meaning the actual air temperature - and note that in Mumbai, Hyderabad or Gurgaon in May the sensation people label cold is almost always the opposite, the flat, close, unmoving stuffiness of air that has been sitting behind shut glass. Take them in the order of how much damage they do. Heat first, because physical discomfort overrides everything: a flat that has been shut through a week of Indian sun is a heat store, with the slab, the marble and the balcony glazing releasing all afternoon into air that is not moving. A buyer registers that inside two minutes and everything else you arranged is being evaluated by somebody who wants to leave. Nothing about the air's smell alters the air's temperature, and it is worth saying so bluntly because the two words sit so close together in the sales pitch. Echo second. Every soft surface a home owns - curtains, rugs, upholstery, mattresses, wardrobes full of clothes, books - is an absorber, and stripping the flat removes all of them at once, leaving sound to bounce between tile, plaster and glass. The result is unmistakable and unpleasant, and almost nobody identifies it as sound. A rug in the main room is the highest-value single object you can carry into an empty listing, and we would rather tell you that than sell you something. Here is the one that is genuinely a fragrance question, and it is more specific than it first appears. The smell of a vacant flat is not simply an absence. It is a recognisable composite: still air that has stratified because nothing is mixing it, a fine dust that has settled on every hard surface because nobody is disturbing it, the low dry background of paint, adhesive, sealant and plywood that a household's own life used to cover, and very often a faint drain note underneath the lot, because the water seals in the floor traps and basin traps evaporate in an unoccupied flat and let stack air back into the room. Buyers do not name any of that. They register it as a single impression, and the impression is that nobody has been here for a long time, which slides quickly into nobody wants this. That is the one genuinely emotional thing about an empty flat's air, and it is fixable. The order is ventilate, clean, water down every trap, and only then scent - never the other way round, and never as a way of covering something that needs repair and disclosure. What you are left with afterwards is a flat that smells of nothing in particular, which is the target, and a quiet register held below the level anyone would name is what holds it there through the viewing. Note what has not happened: the flat is not warmer, not smaller-sounding and not furnished. It simply reads as maintained. Should I use a warmer, richer scent in an empty flat to compensate?
It is the instinct almost everyone has and it works against you here. The registers that read as warm - amber, plush woods, powdery violet, anything sweet - are the ones that announce themselves, and a fragrance that announces itself in a vacant property triggers the question you least want a buyer asking, which is what an empty flat could possibly need covering up. And, if you were present, what did the flat smell like to you in the first breath when you walked in from outside, which is the only moment you can judge it, because you adapt within minutes. The answers usually point at one culprit clearly. In practice the most common finding on a summer afternoon in an Indian city is heat plus echo, in that order, with the smell a distant third - which is exactly why this page exists.
If the flat is genuinely cold, in a hill station or in Delhi in January, does that change anything?
It changes the fix and not the principle. Genuine thermal cold is still a thermal problem: heating if the property has any, a room shut and allowed to warm before the appointment, viewings scheduled for the warmest part of the day rather than first thing, and honest management of the fact that an unheated empty flat in January is going to be cold whatever you do.
