The general case for scenting an office reception is already well covered and we are not going to restate it. What is worth your time is the part that is true only of a brokerage: a reception that takes walk-ins who have never met you, that receives clients arriving straight from somebody else's listing with that building still in their nose, and that is the single fixed address in a business otherwise conducted entirely inside other people's property.

What should a real-estate broker's reception smell like? Composed and quiet, and the same on a Tuesday as on a Saturday. A stranger with nothing to inspect and ninety seconds to judge you
Very few professional offices take genuine walk-ins any more. A brokerage does, because the board outside, the glass front and the ground-floor address are part of how the business has always worked, and because a family that has spent a Saturday morning looking at a locality will walk into the office with the most confident-looking front. That person has never spoken to you, has no referral, and is standing in your reception with nothing to evaluate. This is the structural problem of the trade: you have no inventory on shelves. A jeweller has trays, a car dealership has cars, a furniture showroom has sofas - a broker has a laptop and a brochure rack, and everything actually being sold is somewhere else in the city. So the walk-in judges what is in front of them, which is the room, the desk, the person behind it and the air. Then they came back down and drove to you. By the time they sit in your reception their nose has been through six environments in ninety minutes and not one of them was chosen by anybody. Your reception is the first air all afternoon that somebody selected on purpose, and the contrast does the work. This is also why you do not need much: after a service lift and a stairwell, a room that is simply cool, dry, aired and quietly composed reads as a considerable step up. You are not competing with a hotel lobby. You are following a basement. Under-dose and you still win the comparison; over-dose and you have replaced one imposed smell with another, which is the one thing that would waste the advantage.

Think about how much of a brokerage happens somewhere else. The listings belong to owners. The site visits happen in developers' buildings and in strangers' flats. How big is a brokerage reception in practice, and what does that mean for the machine?
Most are between 250 and 350 sq ft, and almost none of them are a sealed box. Do the arithmetic on connected air rather than on the reception alone: 300 sq ft at a 10 ft ceiling is 3,000 cubic feet, which is about 85 cubic metres, but if it opens onto an area of four desks and a corridor you are really sizing 800 to 1,000 sq ft, or roughly 230 to 285 cubic metres. That still sits well inside one Vaayu at Rs 11,999, which is rated to about 1000 cubic metres of connected air. For a genuinely closed small reception with a door, a Sukoon at Rs 1,899 running a register from Rs 299 is enough, and a Megh at Rs 3,499 is worth the difference only if you want long unattended runs across an eleven-hour day. Our reception is also where the printer and the tea are. Is that a problem?
It is the single most common layout in the trade and it is worth fixing before you buy anything, because both of those are active smell sources sitting in the client's airflow. A laser printer running agreements and floor plans all day gives off warm toner and fuser heat, and it is usually positioned wherever the socket happened to be rather than where it belongs. Move it out of the client's line of sight and out of the direct path between the door and the waiting bench if the room allows it, even by a couple of metres. Give the pantry corner its own extraction or at minimum a habit of clearing cups within a few minutes. Then scent what is left. Adding fragrance on top of live toner and stale tea does not remove either; it produces a third smell that visitors read accurately as a cover-up, which is a worse result than the honest office you started with.
Should the reception be stronger than the rest of the office, so there is an impact at the door?
No, and this is the most common instinct to resist. A deliberate step at the threshold is exactly what makes a room read as staged, and it also produces the practical problem that whoever sits at the front desk is now working inside the strongest air in the building for eight hours a day. What you want instead is one even level across the connected front of house, so a visitor experiences a consistent, composed environment rather than an entrance effect that fades as they walk in. If you want the entrance to feel like an arrival, spend the effort on the things that genuinely mark a threshold - light, sightline, a clear mat, a door that closes properly, somebody looking up and greeting them - and let the air simply be the same good air everywhere. Consistency is most of the effect, and it is also what makes the fragrance stop being noticeable.
A client asked what the fragrance is. Should I tell them?
Tell them plainly and briefly, and then move on. Ambient scent research supports improved evaluations of a space and of the service delivered in it, longer dwell and stronger recall, at moderate effect sizes. There is nothing in it about mandates, listings won, walk-in conversion or fee levels, and a client choosing a broker is weighing your track record, your knowledge of the micro-market and whether you returned their call on Sunday. The defensible reason to do this is different and still worth the spend: a brokerage sells judgement, judgement is invisible, and every visible and invisible detail of your office is a proxy for it. A room that smells cared for is consistent with the claim you are making about yourself, in the same way that clean glass and an accurate brochure are.
