Most viewings in India happen between ten in the morning and five in the afternoon, in warm air, with the curtains open and the light doing half the work of the property. That is not a neutral setting for fragrance. Warmth raises volatility, so the same setting that felt right at seven on a December evening will read noticeably stronger at two on a May afternoon, and daylight makes a buyer more alert to everything in the room including the air. A warm afternoon is not a neutral setting for fragrance
Two physical facts govern a daytime viewing and neither is obvious until you have been caught by one. The first is temperature. Fragrance materials volatilise faster as air warms, so a closed flat that has been sitting behind west-facing glass since noon carries a register further and faster than the same flat at seven on a December evening, at exactly the same machine setting. Brokers who establish a level they are happy with in one season and then stop thinking about it are the ones who find, four months later, that buyers have started commenting. If you set your level in winter, revisit it in April. The second fact is the buyer's nose. Someone who has just come out of a car or off a hot street arrives with a sense of smell at full sensitivity, moving from an environment of traffic, dust and heat into your closed, still, cool interior. Is a citrus register safe for a daytime viewing?
Citrus is pleasant and daylight-appropriate, and there are two ways it goes wrong in a property. At any real strength it sits close to the smell of a cleaning product, so a strongly lemony flat does not read as fresh, it reads as recently mopped, and a buyer standing in an empty property who thinks recently mopped is one short step from wondering what was mopped up. And a bright citrus top note is the fastest-fading part of most compositions, which means a machine set to make the citrus noticeable at the moment the buyer walks in has almost certainly been running too high for the hour before. The better route is citrus in a supporting role rather than a leading one: the bergamot in the Ritz-Carlton-inspired blend gives you lift at a fraction of the volume, over white tea and cedar rather than standing on its own.
The flat is very dark and north-facing. Does that change the register?
It nudges you towards brightness and away from depth, which is the opposite of what instinct suggests. The instinct in a dark room is to reach for something warm and enveloping to compensate, and in a home you are decorating that is a reasonable move. In a property you are selling it is not, because a dark flat is already the property whose buyer is looking hardest for what is wrong with it, and a warm plush register in a dim room is the most concealment-adjacent combination available. You can, and for a second viewing at the same property we would advise against it. A buyer returning to a flat they have already seen is comparing it against their memory of the first visit, and a different register is a small discontinuity in a process where you want none. How do I know if the register is wrong rather than just too strong?
Ask what the reaction was. Too strong produces comments about the smell itself: someone remarks on it, opens a window, or asks what it is within the first minute. Wrong register produces something subtler and more useful to notice, which is a sense that the room does not quite hang together, and buyers rarely articulate it as fragrance at all. In practice, if you are unsure, assume it is the level, because the level is wrong far more often than the register and it is the cheaper thing to test. Drop the setting, run a viewing, and see whether the room feels better. If it still feels imported after that, then look at the blend, and the usual culprit is a warm or powdery register in a bright, hard-surfaced, minimally furnished flat.
