You should not have to ask anybody how much machine your listing needs. The calculation takes thirty seconds, uses two numbers you can get on a recce, and once you have done it twice you will do it in the lift. This page teaches you the method rather than answering one property, because a broker who can size a listing themselves stops being sold to. It also covers the two places the method goes wrong in property specifically: the area figure you started from, and the ceiling height nobody thought to check.

How do I calculate what size diffuser a property needs? Multiply the enclosed floor area by the ceiling height to get cubic feet, then divide cubic feet by 35.3 to get cubic metres, which is the unit diffusers are rated in. A 2,500 sq ft flat at a 10 ft ceiling is 2,500 x 10 = 25,000 cubic feet, and 25,000 / 35.3 = about 708 cubic metres. Which area figure should I use for an Indian property listing? The enclosed area you actually walk on - carpet area, or built-up if that is what you have. Air exists only inside the walls of the property, so a flat marketed at 3,000 sq ft super built-up may hold the air of a 2,000 to 2,200 sq ft flat, which at a 10 ft ceiling is roughly 620 to 680 cubic metres rather than 850. Brokers are the one profession that already knows the difference between these three numbers, which makes this the easiest sizing mistake in the industry for you to avoid.
Why does ceiling height matter so much when sizing a diffuser? Because volume scales with height exactly as it scales with area, and nobody looks up. The same 3,000 sq ft flat is 30,000 cubic feet at 10 ft, which is about 850 cubic metres, and 42,000 cubic feet at 14 ft, which is 42,000 / 35.3 = about 1,190 cubic metres - a forty per cent increase in the air to be scented from a change most people would describe as a nice high ceiling. The first sits comfortably inside one machine and the second does not. Measure to the false ceiling rather than the slab, since the gypsum is the top of the air you are actually scenting, and treat any double-height room as a separate calculation.

Floor to false ceiling, not floor to slab. If the flat has a 10 ft slab-to-slab height with a gypsum ceiling at 9 ft, you are scenting 9 ft of air, and any double-height room is a separate calculation of its own. 3. Multiply, then divide. Area x height = cubic feet. Cubic feet / 35.3 = cubic metres, which is the unit every machine is rated in. The method, worked through properly
The calculation itself is trivial. What makes it useful is knowing which area figure to start from, why height is the variable that quietly changes the answer, and why the honest number is always smaller than the paper one.
Why this works
The sizing method in four steps

Floor area multiplied by ceiling height gives cubic feet. Cubic feet divided by 35.3 gives cubic metres, because one cubic metre is about 35.3 cubic feet. That is the whole method, and here it is worked at a standard 10 ft ceiling so you can see the shape of it. 1,500 sq ft: 1,500 x 10 = 15,000 cu ft, and 15,000 / 35.3 = about 425m³. 2,000 sq ft: 20,000 cu ft, and 20,000 / 35.3 = 566.6, about 566m³. 2,500 sq ft: 25,000 cu ft, and 25,000 / 35.3 = 708.2, about 708m³. 3,000 sq ft: 30,000 cu ft, and 30,000 / 35.3 = 849.9, about 850m³. 4,000 sq ft: 40,000 cu ft, about 1,133m³. 5,000 sq ft: 50,000 cu ft, and 50,000 / 35.3 = 1,416, which the trade rounds to about 1,415m³. The area trap
Which of your three area figures is actually air
This is the trap that belongs specifically to property, and brokers are the one group of readers who will spot it immediately once it is named. An Indian listing carries up to three different areas. Super built-up includes the flat's proportionate share of lobbies, staircases, lift wells, service areas and amenities, and typically sits twenty-five to thirty-five per cent above what you walk on. Built-up is the flat plus its own walls and balconies. Carpet area, as defined under RERA, is the usable floor inside the walls. Only the last two contain air that belongs to your listing. A flat marketed as 3,000 sq ft super built-up is very often 2,000 to 2,200 sq ft of real enclosed floor, which at a 10 ft ceiling is 20,000 to 22,000 cu ft, or roughly 566 to 623m³, rather than the 850m³ the brochure figure would have implied. That is not a rounding difference. It is the difference between a machine you can run gently and a machine you have to run hard, and running hard is what makes a viewing smell like concealment. Two smaller notes: balconies and terraces are open air and should be left out of the calculation entirely, and an attached servant's room and utility behind the kitchen is usually shut and should be treated as a separate space rather than added in.

Height and connection
The two adjustments that change the answer
Height first, because it is the variable brokers forget. Volume scales with ceiling height exactly as it scales with floor area, and the difference between a 10 ft flat and a 14 ft one is not cosmetic. Take the same 3,000 sq ft apartment. At 10 ft: 30,000 cu ft = about 850m³, comfortably inside one machine. At 12 ft: 36,000 cu ft = about 1,020m³, past it. At 14 ft: 3,000 x 14 = 42,000 cu ft, and 42,000 / 35.3 = about 1,190m³, which is a different machine conversation entirely - zoned units, or SOSA Aangan at ₹25,999 where there is ducted HVAC. So measure. Floor to false ceiling rather than floor to slab, since the gypsum is the lid on the air you are scenting, and any double-height volume gets its own line in the calculation rather than being averaged with the rest. Every coverage figure in this industry describes one connected volume of air, so the honest number for a property is not its total volume but the volume that is actually open to itself while the buyer walks through. Count the rooms that will be open; treat the ones that will be shut as separate small spaces with their own small answers. Where does the 35.3 come from?
It is the conversion between the two units the industry mixes without warning. One metre is 3.28 feet, so one cubic metre is 3.28 x 3.28 x 3.28, which comes to about 35.3 cubic feet. Indian property is measured and marketed in square feet, and diffusers are rated in cubic metres because that is the international convention for scenting equipment, so any sizing question involves crossing between the two. Multiplying area by height keeps you in feet, and the single division by 35.3 takes you to the number printed on the machine. If you prefer to stay in square feet entirely, SOSA publishes that too: one Vaayu covers 2,000 to 3,000 sq ft evenly, using the room's natural airflow, which at a normal ceiling is the same statement as the roughly 1000 cubic metre rating.
Should I size for the property or for the route the buyer walks?
For the connected volume the buyer will actually be inside, which usually sits between the two. Sizing for the whole property including rooms that stay shut gives you a number that is too big and tempts you into buying or running more machine than the air requires. Sizing only for the entrance and living room gives you a number that is too small and produces a property that is pleasant at the front and closed at the back, which a buyer notices. The workable approach is to list the spaces that will be open to each other during the viewing, add those, size for that, and then handle each closed room separately and cheaply - a reed diffuser from Rs 749 on a bedside table, placed days ahead, is usually the whole answer for a bedroom.
Does the number change if the property is empty rather than furnished?
The volume does not change at all, so the arithmetic is identical. What changes is how the air behaves in it. A furnished property has curtains, rugs, upholstery and mattresses that absorb fragrance and release it slowly, which evens out the peaks and holds the character between cycles. An empty one has hard floors, bare walls and nothing absorbent, so scent distributes faster, dissipates faster and leaves the room with less residue - which sounds like an argument for a bigger machine and is actually an argument for a longer lead time and a steady low setting. Vacant properties also tend to have still, stratified air, so the case for starting well before the appointment is stronger there than anywhere else. What if the property has very high ceilings in one room only?
Calculate that room separately and add it, rather than averaging the height across the whole floor. If a 3,000 sq ft flat has a 600 sq ft living volume at 18 ft and the remaining 2,400 sq ft at 10 ft, that is 600 x 18 = 10,800 cubic feet plus 2,400 x 10 = 24,000 cubic feet, which is 34,800 cubic feet in total, and 34,800 / 35.3 = about 986 cubic metres - inside one machine, but only just, and a number you would never have arrived at by treating the flat as a single average height. The behavioural point matters as much as the arithmetic: tall rooms hold warm scented air above head height, so a double-height space needs a longer lead time and a lower setting rather than a stronger one, and the machine should stand low in the room rather than on a high shelf.
Is the coverage rating a guarantee that the property will smell right?
No, and treating it as one is the commonest disappointment in this category. A coverage rating tells you what volume of connected air a machine is specified to handle under reasonable conditions. It says nothing about how many doors are shut, where the unit is standing, how long it has been running before anybody arrives, whether a split air conditioner is blowing across it, whether a balcony door is open, or whether the property has a smell of its own that needs airing and cleaning rather than scenting. Those five things decide the result far more than the last two hundred cubic metres of rating do. Size to sit comfortably inside the figure, then spend your attention on placement and timing - and if the property smells of anything wrong, fix that first, because no machine on any price list is a substitute for ventilation, cleaning and repair.
