Those are operational questions and they deserve operational answers, which means numbers rather than adjectives. Is a waterless scent machine actually practical for a working luxury realtor?

The seven objections, answered with numbers

An agent's reluctance about a machine is almost never about fragrance. It is about the twenty small ways a piece of equipment can embarrass you in a property that belongs to somebody else — a ring on a console, a hum in a bedroom, a cable across a hall, a device a buyer picks up and fiddles with, a thing you have to drive back for. So this page is written the way I would answer the questions across a desk: the objection, then the specification, then whether the specification actually settles it. IN SOMEBODY ELSE'S PROPERTY
Nothing to spill, nothing to wipe, nothing to explain
The first three objections are all versions of one anxiety, which is leaving a mark on a property you do not own. Take spillage first, because it is the one that stops people. A nebuliser has no water tank. The fragrance is undiluted oil in a sealed bottle inside the unit, there is no reservoir sloshing about, nothing to fill at the property and nothing to empty before you leave. Then the vacant-property question, which is the one agents worry about most and the one the specification answers most completely. A 400ml tank runs for roughly 75 days, so a machine placed on the day you list a property will very often still be running when it sells. Auto-stop means it ends its own cycle rather than running until somebody remembers it. The key-lock means a cleaner, a society guard, a photographer or a curious visitor cannot change what you set. The power draw is 5 watts on a DC 12V/1A adapter — less than a phone charger — so leaving it connected in an unoccupied flat is not an electrical consideration, and it does not need an extension board run across a hall to reach a socket. THE LIMITATIONS
A socket, its own oil, and a fixed cost that needs a denominator
Now the three that are real, because a page of seven answered objections and no limitations is an advertisement. First, it needs mains power. It is 5 watts on a 12V adapter, so any socket will do, but there must be a socket within reach of where you want the machine, and in a large empty flat the sockets are not always where the airflow is. In practice this means walking the property once with the machine in your hand before the first viewing rather than on the morning of it, and it occasionally means the machine stands two metres from where you would ideally put it. A reed, by comparison, stands anywhere at all, and that is a genuine advantage of the cheaper product. Second, it takes its own undiluted oil. A week with the machine, and the three real limitations

Here is what a week actually looks like, because a specification list is not the same as knowing how something is used. Monday, you take on a vacant 2,800 sq ft flat. You go once, in the afternoon, with the free work as the priority: windows open on opposite walls for half an hour, every drain trap flushed until the water seal is holding, a look for anything that is a defect rather than a smell. On the way out you set the machine down at the edge of the entrance zone at about waist height, plug it into the nearest socket, set the intensity for the volume and set the timer, and you leave. That is the only visit that costs you anything. Thursday, a buyer is confirmed for eleven on Saturday, and you change nothing because the schedule already covers it — or, if the appointment has moved to a weekday morning, you change the schedule from the app while you are somewhere else entirely. Saturday, you arrive thirty minutes before the buyer and walk the flat from the front door as a buyer would, and the only adjustment you ever make is downward. If the level is right, you touch nothing; the machine keeps running on low, or the timer has it stop before the door opens, and the property reads as a property rather than as a room somebody has just done something to. When the flat sells, the machine goes into the boot and drives to the next listing, because at 0.9 kg it is a piece of your equipment rather than part of the property.

Then the running detail, which is short because the machine is undemanding. Set the intensity against the volume rather than against your nose, because your nose has been in the flat for twenty minutes and is already the least reliable instrument in the building. A property under 1000 m³ rarely needs the machine anywhere near its ceiling; start low, and if in doubt run it lower and start it earlier, since a level reached two hours ago always reads better than a level reached in the last ten minutes. Place it at the edge of a room rather than in a doorway, at waist height or above, and out of the direct path of an air conditioner, which will otherwise carry the output away from where people stand. The questions I am asked about this machine by realtors are never the questions I am asked by householders, and I have come to prefer them. A householder asks what it smells like. An agent asks whether it leaks, whether it locks, what it weighs and whether it will still be running in November. Those are better questions, because they are about the situation the product is actually going into: a property that belongs to a third party, shown by somebody with four other appointments that day, in a flat where a water ring on a marble console would be a conversation nobody wants to have.

So I would rather answer them with the specification sheet than with prose. No water. Dry output. Under 38 dB. 0.9 kg. 5 watts. A key-lock. Auto-stop. Timers and an app. 400ml for about 75 days. Every one of those is a plain number and every one of them is on the box. And the three things it cannot do belong on the same page as the eight it can: it must reach a socket, it takes its own oil rather than the water-based bottles, and at ₹11,999 it needs to be used often enough to be worth owning.
