1. Learn the two rules before you learn anything else. Fragrance never conceals a defect: damp, drains, a leak or smoke damage is a material fact about a property, so find it, fix it or disclose it. And nobody can tell you what scent does to a price, an offer or a time on market — this is presentation, alongside photography and lighting.

2. Do the free work, because it fixes most viewing smells and costs ₹0. A day of cross-ventilation with windows on opposite walls. Water down every drain trap. The air-conditioning filter washed. Bulbs matched. Surfaces cleared. Every tap run. Then walk in cold from the lift lobby and smell the first four seconds.

3. Choose the fragrance for being unobjectionable rather than impressive. Dry and unsweet over warm and sweet. Part one — the two rules, and the work that costs ₹0

Nine groups of articles come before this one and every one of them rests on the same two rules and the same free list. If you read nothing else here, read this section: the rules decide whether you should be scenting a property at all, and the free list resolves the large majority of what you were hoping a machine would resolve. Everything after it — the fragrance, the intensity, the method, the property types — is refinement on top of these two things, and refinement applied to a property that has skipped them is money spent in the wrong order.

RULE ONE, AND RULE TWO
Never over a defect, and never a claim about price
The first rule is the line this brand does not cross: fragrance must never be used to conceal a defect. Damp behind a wardrobe, a slow leak under a bath, an evaporated or broken drain trap carrying the building's stack into a bathroom, smoke in soft furnishings, a dead smell under a floor, a sewage note on a lower floor after rain — these are not smells, they are material facts about a property, and putting a machine over one in order to complete a sale is misrepresentation. It is also, practically, a poor plan: a buyer's surveyor will find it, or the buyer will find it in their first fortnight, and what was a repair becomes a dispute with your name inside it. So the instruction is short. Find it, fix it or disclose it, and scent only a property that is genuinely sound. If a listing you are asked to prepare has a smell with a structural cause, the correct advice to your vendor is a plumber and a disclosure, not a diffuser, and we will not sell you a machine for the other job. The second rule is about evidence. There is real published work on ambient scent and behaviour in retail and hospitality; there is no defensible figure for what scent does to a property's price, its offer level or its time on market, and nothing here will invent one. Not a percentage, not a number of days, not a conversion rate. If a supplier quotes you one, ask which study, which market and what sample. What is honestly claimable is enough: scent changes how a space feels on arrival and how memorable the visit is, and it belongs with photography, styling and lighting — presentation, not persuasion. Those two rules between them also explain the shape of this whole guide, which spends its first section on things that cost nothing.

THE FREE WORK
Seven items, ₹0, and most of the problem
Here is the list, itemised, in the order I would do it, and every line of it is free. One, a full day of cross-ventilation. Windows open on opposite walls so air crosses the property rather than sitting in it; a single open window ventilates a room, two facing ones ventilate a flat. Two, water down every drain trap. A mug in each: kitchen sink, every basin, every shower gully, the utility, the bathroom nobody uses, the floor drain behind the washing machine. A trap that has dried out is an open pipe into the building's stack, and in a property that has been shut for weeks it is the likeliest single cause of a smell that has no visible source. Three, the air-conditioning filter. Pull it, wash it, dry it fully, put it back — a dirty filter is a machine blowing months of dust into the only hour that matters. Four, matched bulbs. Not a smell, but it belongs on this list: a flat lit at four different colour temperatures reads as unloved before anybody has consciously noticed why, and replacing three bulbs costs less than a coffee. Five, surfaces cleared. Every object left on a counter is something the buyer has to look past. Six, every tap run for a minute, including the ones in bathrooms you never use, which refills traps and clears standing water from pipes. Seven, the walk-in-from-the-lift check, which is the only diagnostic on this page. Leave the property, wait outside for five minutes, come back in through the front door as a stranger would and pay attention to the first four seconds. You get one attempt per day: your nose adjusts within a couple of minutes and will not give you an honest second reading. Everything on that list is free and between them they resolve most of the smells that make a premium property read as neglected. A machine bought instead of this list is a machine doing the wrong job.

THE FRAGRANCE AND THE INTENSITY
Unobjectionable rather than impressive, low rather than strong
Then the two choices that people expect to be hard and are not. On the fragrance: the brief for a viewing is narrow, and it is not impressive. Clean, dry, quiet, expensive-reading and impossible for anybody to dislike. Dry and unsweet beats warm and sweet in every property I have ever advised on, because sugar in the air is the note a nose forgives last and the one most likely to be read as a cover-up. The default is the Ritz-Carlton-inspired Quiet Luxury at ₹299 — white tea, bergamot and cedar. For a small flat, the Westin-inspired White Tea Serenity is the lightest of the seven. Where the property runs warm, faces west or has a kitchen with no door, the 1 Hotels-inspired Forest Suite — cedarwood, vetiver and green leaves — is the driest and the most tolerant. Avoid anything heavily floral, and above all avoid anything a buyer might recognise as a perfume they own, because a named fragrance stops being the property and becomes a person. On the intensity: low, and aimed at a level rather than a peak. Start it two hours before the appointment. A property that arrived somewhere two hours ago reads as a quality of the building; a property still climbing while a buyer is standing in the hall reads as something being done to them, and sophisticated buyers notice the difference even when they cannot name it. Adjust downwards, never upwards. And here is why that instruction has to be a rule rather than a preference: within a fortnight of working around one scent you will stop being able to smell it, because a nose reports change and discards constants. Your buyer is receiving the level you set on day one; you are receiving nothing. Every realtor who over-scents a property does it by trusting their own nose in week three. The remedy is a colleague who walks in cold and tells you the truth rather than being polite.
The single sentence to keep, if you keep one from this guide: the buyer should notice the property, not the fragrance — and the way you know it worked is that nobody mentions it.

Part two — the three diffusion methods compared

Three ways to put fragrance into a property, with what each is actually for. The mistake a first-time buyer makes is choosing by price; the correct variable is the property — whether it is vacant or occupied, its volume, its floors, and whether the air in it is already carrying moisture. The last two columns are the ones that decide most real cases.

Choose the method by the property, not by the price. Vacant, humid or stone-floored rules out water before any budget question is asked.
And size everything in cubic metres rather than square feet: sq ft ÷ 10.76 × ceiling height in metres, with terraces and closed rooms left out of the sum.

Part three — apartments, penthouses, villas and duplexes

Start with the arithmetic, because it is the same for every property type and it takes twenty seconds. Square feet divided by 10.76 gives square metres; multiplied by the ceiling height in metres it gives you cubic metres, which is the number a diffuser actually answers to. A brochure quotes area and a machine is rated by volume, and the gap between those two things is where most sizing mistakes live. Two exclusions matter. Leave out terraces, balconies and decks entirely — outdoor volume is unbounded and no residential machine scents it, so a penthouse quoted at 4,000 sq ft with 1,200 of terrace is a 2,800 sq ft problem. And leave out any room whose door stays shut, because a closed door is a wall for this purpose: store rooms, a servant's room, a locked study, a bathroom nobody opens. Worked through: a 1,600 sq ft apartment at a three-metre ceiling is about 149 m² and roughly 450 m³, which is comfortably inside one Vaayu on a low setting. A 3,000 sq ft apartment at the same height is about 840 m³, near the top of the same machine's 1000 m³ rating and still one unit. A 5,000 sq ft villa across two floors at three metres is around 1,400 m³, which is past one machine — two units, one per floor, is better than one machine worked hard, because two quiet sources give an even property while one loud source gives you a gradient with a strong end and a thin end. Above roughly 2,000 m³ the Aangan at ₹25,999 with its 3,000 m³ rating is the honest answer rather than three of the smaller machines.

Then the types themselves, which differ less in size than in shape. An apartment is the easy case: one connected volume, one entrance, and the machine belongs in the entrance zone — near where the buyer arrives, at waist height or above, out of the direct throw of an air-conditioning vent and out of sight behind a console. The buyer's first four seconds happen there, and the rest of the flat follows from the same source. A penthouse adds height and glass. A double-height living area is a volume calculation, not a coverage one: measure to the actual soffit rather than to a notional three metres, and place the machine low, because a source high in a tall room scents the ceiling void that nobody stands in. Exclude the terrace, and remember that a large glazed west-facing room runs warm in the afternoon, which pushes the scent choice towards the dry 1 Hotels-inspired bottle. A villa is not one property; it is four or five volumes wearing a single address. Ground floor, first floor, a stair void that behaves like a flue between them, and often a kitchen wing with its own door. Count the volumes a door or a staircase separates rather than the square feet on the brochure, and put a machine on each floor rather than one at the bottom hoping the staircase will do the distribution — it will, but unevenly and in the wrong direction. A duplex is the same problem in miniature: treat it as two properties joined by a staircase, and if you own one machine, put it on the floor the buyer arrives on rather than in the middle. In every one of these, the placement principle is identical — the entrance zone of each volume, above waist height, away from vents and drafts, and invisible.

Then the running, the timing and the constraints, which apply to all four types. The sequence for a scheduled viewing is fixed and worth learning as a routine: at T-24h open the property, cross-ventilate, water every drain trap and do your defect walk; at T-3h close up and bring the flat to temperature with the air-conditioning on if it is hot; at T-2h start the machine on low in the entrance zone; at T-30m walk in from the front door as a buyer would and adjust downwards if anything reads as scented rather than as clean; at T-0 leave it running low or on a timer. The Vaayu reaches a working level within minutes and a viewing level well inside the two-hour window, so the timing is about the level being settled rather than about coverage. Set the 1h, 4h, 8h or 24h timer through the app before you leave the office. Then the constraints, which save first-time buyers from expensive mistakes. If you have never done this before, the most useful thing I can tell you is that the order matters more than the products. I have watched realtors spend ₹11,999 on a listing whose drain traps had been dry for a month, and the machine did exactly what it was designed to do while the flat carried on smelling of a problem underneath it. A diffuser cannot fix a property. It can finish one. So do the free list first, on every listing, until it is a habit you no longer think about — open the windows, fill the traps, wash the filter, clear the counters, and walk in from the lift once with your nose switched on. When that is automatic, the machine becomes what it should be, which is the last two per cent.
