Nobody has ever bought a property by standing in the store room. A buyer walks a path: the lift lobby, the front door, the entrance foyer, the living room where they stop and turn around, the dining area, a look into the kitchen from the doorway, the passage, the master bedroom, the master bathroom, the balcony, and then back to the living room where the real conversation happens. That path is the property, as far as the ninety minutes that matter are concerned. Everything else is air nobody breathes, and scenting it is money spent on nothing at all.

The path
A viewing is a sequence, not an occupation
Watch what actually happens in the ninety minutes. The buyer comes out of the lift, and the first breath of the listing is taken at the front door with the lobby's air still in their nose. They step into the entrance foyer and take in the whole flat at once. They move into the living room, and this is the room where they stop, turn a full circle and look at the ceiling, so this is where they are most attentive and where they stand still longest. Dining next, usually briefly. They look into the kitchen from the doorway and often do not enter it; if they do, they open one cabinet and look at the platform. Down the passage, which is a transit space they cross in four seconds but which is also the pipe joining everything else. Into the master bedroom, where they stop again, because this is the second room where a buyer imagines themselves. A look into the master bathroom, frequently with the door pushed open from outside rather than stepped into. Onto the balcony for the view and the depth. Then back to the living room, where they stand and talk to you for ten or fifteen minutes, which is the longest single stretch of the visit and by a distance the most important air in the property. The other bedrooms get a door opened, a glance, a comment about size, and a door closed. The store and the utility get opened for completeness. The staff room is often not opened at all. That is not a criticism of anyone's process; it is what buying a home looks like, and once you have written it down it tells you exactly where the air has to be right.

Measuring the route halves the number you buy against
Take a real 3,000 sq ft flat and do it twice. Whole property first: 3,000 sq ft at a ten-foot ceiling is 30,000 cubic feet, and 30,000 divided by 35.3 is about 850 cubic metres. Now the route: an entrance foyer of 100 sq ft, a living room of 500, a dining area of 250, a passage of 150, a master bedroom of 300 and a master bathroom of 80. That comes to 1,380 sq ft, which at ten feet is 13,800 cubic feet, and 13,800 divided by 35.3 is about 391 cubic metres. Off the route sits the remaining 1,620 sq ft - two further bedrooms behind doors, a store, a utility area, a staff room, a second bathroom, and the inside of every wardrobe - which is 16,200 cubic feet, about 459 cubic metres. The two add back to 850, which is how you know the split is honest. So the route is about forty-six per cent of the property, and it is the part that has to be right. A room the buyer looks into is judged in the doorway
The obvious objection to route scenting is the second bedroom: surely a room that smells of nothing while the rest of the flat smells composed will read as a gap. In practice it does not, for a reason worth understanding. When a buyer opens a closed bedroom door and looks in from the passage, the air they are assessing in those ten or fifteen seconds is substantially the passage air moving into the room as the door swings, mixed with whatever the room held. They are standing in scented air, breathing scented air, and looking at a room. The room reads as part of the same flat. What they will notice, instantly and unforgivingly, is the opposite condition: a bedroom that has been shut for a fortnight and smells of it, a wardrobe opened onto stale cloth, a bathroom with a dry floor trap, a store room with a damp cardboard note in it. None of those are fragrance problems and none of them would have been solved by a diffuser in that room. They are solved by opening the property early, airing every room, cleaning, pouring water down every trap and leaving cupboard doors open for an hour before you shut them for the viewing. Do that everywhere, without exception, and then put the fragrance on the route. What if the buyer walks a different route from the one I planned?
They will, sometimes, and the route method survives it because of how the route is shaped rather than how tightly it is drawn. Every viewing route in every flat runs through the same spine: the entrance, the living and dining volume, and the passage. Those three are on the path no matter what order the buyer takes the rooms in, they are connected to each other, and they are where a single source placed a few metres inside the front door does its work. A buyer who wanders into the third bedroom on their own is walking out of scented passage air into a room that has been aired and cleaned, which is a perfectly good experience. The failure case is not an unplanned route; it is an unaired room. Prepare every room and scent the spine, and the plan tolerates a buyer who does their own thing.
Is it dishonest to scent only the part of the property I am showing well?
It would be if scenting concealed anything, and it does not. Fragrance at the level this bank recommends does not hide a defect, cannot hide a defect, and must never be used to try - a damp wall, a leak, a drainage problem or smoke damage is a matter for repair and disclosure, and layering scent over must produces a worse smell that buyers read accurately as a cover-up. How do I work out the route area if I do not have a dimensioned floor plan?
Pace it, and be rough on purpose. A normal adult stride is close enough to two and a half feet for this, so pace the length and width of each room on the route, multiply, and round. A living room that comes out at 22 by 23 feet is 506 sq ft; call it 500. You are trying to land in the right bracket rather than produce a number for a drawing, because the decision you are making is between one machine and two, not between two sizes of the same machine. Add the route rooms, multiply by the finished ceiling height rather than the slab height, divide by 35.3, and compare that to roughly 1000 cubic metres. Does the route change between a first viewing and a second one?
Considerably, and it is worth adjusting for. A first viewing is a tour and follows the sequence you lead. A second viewing is an inspection, and the buyer takes charge: they open the wardrobes, they go into the second bathroom and run the taps, they look behind the washing machine, they stand in the kitchen and open drawers, they go back into rooms they passed through the first time and stand in them. The route widens, and the housekeeping you did everywhere on the first visit is what carries you.
