There is no price at which scenting switches on. We have looked for one, and it does not exist, because price is not the variable that decides anything here. Air is air: a ₹25 crore villa and a ₹1 crore flat obey identical physics, and no machine behaves differently because of what the listing says. A broker with one ₹20 crore villa being shown twice needs less equipment than a broker with four ₹3 crore flats being shown every weekend, and once you see that clearly the whole question rearranges itself. The four variables that genuinely decide it are how many viewings you will run, how big the connected volume is, whether the property is empty, and whether you control access early enough to prepare. Answer those four and the equipment answers itself.

At what property price is professional scenting worth it? There is no such price, and treating price as the trigger is what leads brokers to buy the wrong thing. Price correlates loosely with size, and size matters, but it decides nothing on its own. Four variables actually decide it. First, viewing frequency: a listing you will show three times over its life is a different problem from one you show every Saturday for four months. Second, the connected volume, which is floor area multiplied by ceiling height, converted to cubic metres, counting only the rooms whose doors are open to each other. Third, whether the property is empty, because an empty flat has nothing soft to hold scent, hard floors, still air and a distinctive stale, closed signal that is the actual thing worth removing. Fourth, whether you control access early enough to prepare, and whether there is a working socket. Does a more expensive property need a bigger scent machine? Only if it is bigger, and only in proportion to how much bigger. The variable that decides it, and it has nothing to do with price
Set two brokers side by side. The first has one villa on the books at ₹20 crore. It is a referral listing, the owner is particular, and it will be shown to perhaps four genuinely qualified parties over six months. That is four openings. The second has four apartments at around ₹3 crore each, all actively marketed, all shown on Saturdays and Sundays, sometimes twice in a day. Over the same six months that is not four openings; it is well past a hundred. The second broker is running a repeating operation and needs equipment that makes a repeatable result cheap in time and effort. The first broker is preparing four events, and four events are a preparation problem: air the house properly, clean it properly, get the drains sealed and the bins out, place reeds days in advance so the level is even and settled rather than freshly applied, and spend the attention on the route the buyer walks. If you have been waiting for a price at which this becomes sensible, you have been watching the wrong number for months.

The number to buy against, and the free work that beats buying
The second variable is the only one where price has any honest connection at all, and even then it is indirect: expensive homes are usually bigger and often have higher ceilings, and that is a real, computable difference. Measure it rather than assume it. Floor area in square feet multiplied by the FINISHED ceiling height in feet gives cubic feet; divide by 35.3 for cubic metres. Then apply the rule that trips up almost everyone: count only the CONNECTED volume, the rooms whose doors stand open to each other during the viewing. A 3,000 sq ft apartment at ten feet is 30,000 cubic feet, about 850 cubic metres, but if that includes four bedrooms behind closed doors it is not 850 cubic metres of anything - it is a connected living and dining volume of perhaps half that, plus four separate small rooms. The third variable, emptiness, is where the money is genuinely saved. An empty flat has no upholstery, no curtains, no rugs and no cushions, so nothing holds scent and the air is usually completely still; it also carries a specific stale, shut-up, faintly-drain signal that is the actual reason an empty flat feels unloved. That signal is removed by opening the place up, cleaning it, filling every floor trap so the drains stay sealed, and getting the bin out of the flat - all of which is free, all of which outranks any purchase, and none of which any machine substitutes for.

Access
The constraint that quietly decides it for a lot of brokers
The fourth variable is the least glamorous and the most likely to make the decision for you. Is there any property price below which scenting is a waste of money?
Not in the way the question implies, and the honest answer cuts both ways. What is genuinely a waste at any price is buying equipment for a property you cannot access early, cannot power, or will only open a handful of times.
Do buyers of expensive properties expect a scented home?
They expect a property that has been looked after, which is not the same thing and is a more useful target. What a careful buyer at a high price point notices is consistency and the absence of anything wrong: the house is at a sensible temperature, the air is not stale, nothing smells of drains or damp or last week's cooking, the water features are running or honestly switched off, and there is no cheap air-freshener note anywhere. A fragrance they can identify is not a plus at this level; it is a question. How do I work out my connected volume if I do not have a floor plan?
Pace it, which is less precise than a plan and entirely good enough for this. Walk the length of a room heel to toe counting steps, take your step as roughly two and a half feet, and do the same for the width; multiply for the floor area of that room. Do it for every room whose door will be open during the viewing and add them up. Then measure the finished ceiling height, which in most apartments is nine to ten feet under a false ceiling and can be twelve or more in a villa or a double-height space. Multiply area by height for cubic feet, divide by 35.3 for cubic metres. Rooms that will be closed are separate air and do not go in the total. I only sell a couple of properties a year. What is the honest recommendation?
