The summer correction almost nobody makes: warm air releases fragrance faster, so the same setting that reads correct in January reads heavy in June. In a Delhi-NCR summer the dose comes down, not up.
New construction: solvent smell from fresh adhesives, engineered joinery and paint is not a fragrance problem. It needs time, air and warmth, and scenting over it produces a worse smell rather than a better one.

2. Then a damp cloth, on every horizontal surface, in this order. Tops of wardrobes, door frames, skirting, window channels, the tops of picture frames, the underside of the dining table, and last of all the surfaces at eye level that somebody has already cleaned. A dry cloth moves dust around the room. A damp one removes it. This is worth more to how a flat smells than any bottle sold anywhere.
3. Open the property for a working day, and choose the hours. In this city the point of airing is not humidity, it is the accumulated staleness of a closed, sealed, air-conditioned box. Windows on opposite walls, internal doors wedged, wardrobes standing open, with somebody in the flat. Pick the cleaner part of the day rather than the evening, and shut it up again well before the appointment so it can come back to temperature.
4. If the property is new, treat the solvent smell as a condition rather than as a smell. Fresh adhesives, engineered joinery, laminates and paint release solvent for weeks after handover. It is sharp, high and unmistakable, it disperses with warmth and air, and fragrance layered over it produces something distinctly worse than either. Air the flat hard, run it warm, give it time, and tell the buyer the truth about how recently it was finished.
5. Only then the machine — and in summer, turn it down rather than up. The Vaayu at ₹11,999, waterless, in the entrance zone, on low, two hours before. Warm air releases fragrance faster than cool air, so a June flat at 30 degrees before the air conditioning has caught up will carry a stronger impression from the same setting than the same flat in January. Reduce the intensity, do not compensate upward.

Three things this city actually does to a flat
I would rather give you three real mechanisms than a paragraph of atmosphere about Delhi-NCR. Dust, thermal range and the age of the building are the three variables here that behave differently from how they behave elsewhere, and each one has a consequence you can act on the day before a viewing. Note what is not on that list: nothing about the local air suggests a different fragrance family, a warmer register or a heavier dose. The bottle is the least interesting decision on this page and the one most likely to be sold to you as the most interesting.
Gurgaon conditions, and what each one costs to answer
Six conditions that actually apply to a premium NCR flat, what each one does to how the property reads, and what it costs to deal with. The pattern is the point: the expensive-looking column is almost entirely ₹0, and the paid row at the bottom is the smallest contributor on the list rather than the largest.

The filter, the cloth, the day, and the summer correction
Take the schedule first, because in this city the timing of the airing matters more than its length. At T-24h the property opens, and it opens for the whole of a working day rather than for an hour before you leave. Windows on opposite walls so there is a route through rather than a single opening, internal doors wedged, every wardrobe, cupboard and store standing open, and somebody physically in the flat while it is open — an unattended open flat in a tower is not something I am going to recommend. In the same visit, water down every drain trap in the property including the ones nobody uses, because an NCR flat that sits empty in dry weather loses its U-bends to evaporation faster than a coastal one does, and a dry trap smells like a drain and gets blamed on the building. At T-3h the flat is shut and the air conditioning goes on, and this is where most people are too late. A large flat that has been open all day in summer needs genuine time to come down to temperature, not a token half hour, because a flat that is still cooling while the buyer walks through reads as warm regardless of what the thermostat says. At T-2h the Vaayu goes on, low, in the entrance zone. At T-30m you walk the flat from the front door as a buyer would and adjust downward if anything is noticeable. At T-0 the machine is still running low, or on a timer that has stopped it. That last instruction is the one worth memorising: the level is what you want, never the climb.
Then the dose itself, which is the one number this city genuinely changes. The general rule for a viewing is the lowest setting that produces a consistent impression, and in a Gurgaon summer that is a step lower than the same flat in winter. The mechanism is straightforward — warmer air, faster release — and the failure mode it produces is specific: an agent calibrates a setting in February, is happy with it, leaves it alone, and by May is showing a flat that smells of fragrance rather than of a property. If you own one machine and use it across a portfolio, get into the habit of resetting the intensity twice a year rather than once and never trusting your own nose on the third viewing of the week. On placement: waist height or above, at the edge of the entrance zone rather than in the doorway itself, away from the direct throw of an air-conditioning vent, which strips the light end off a composition and leaves the heavy end standing alone. And on the machine choice, the Gurgaon argument for waterless is not the coastal one. For most of the year the air here is dry and an ultrasonic is not committing a humidity offence. What it is doing is putting water droplets into a room with a great deal of fine suspended particulate in it, and the two settle together onto the console, the mirror and the machine itself. The Vaayu at ₹11,999 emits a dry residue-free mist and leaves nothing behind. The Sukoon at ₹1,899 remains the right purchase for one furnished occupied room and the wrong one for a 2,500 sq ft flat that nobody lives in.
Then the boundaries, and they matter more here than the settings do. The first is that fragrance never goes near a defect. NCR construction is fast and some of it is not good, and the specific problems you will meet are a bathroom leaking into the ceiling below, seepage at an external wall after the monsoon, a poorly trapped kitchen or utility outlet, and a basement or lower floor with a persistent musty note. Every one of those is a material fact about the property. Find it, fix it or disclose it. Do not scent it, do not let an owner persuade you to, and understand that a buyer at this price level is very likely to have the property surveyed before completion, at which point anything you covered is found and your reputation is the asset that pays for it. The second boundary is what fragrance is honestly for. It changes how a space feels on arrival and how memorable a visit is. It belongs with the photography, the styling and the lighting: presentation of a sound property, not persuasion about a compromised one. I am not going to tell you it moves an offer, because nobody can support that and I would rather keep your trust than make a claim. And the third is habituation. By the fourth viewing in a week you will no longer be able to smell the flat at all, and the instinct that produces is to raise the setting while every buyer is still receiving the level you originally set. Ask a colleague who has not been in the property to walk it and tell you the truth rather than something polite. In a city where the summer is already pushing the level up for you, that habit is worth more than any adjustment you could make by nose.

The most useful thing I have ever said to an agent in this city had nothing to do with fragrance. She had a beautifully styled flat in a good tower that kept producing a dull, closed impression in the first minute, and she had been through three products trying to fix it. The filters in all four indoor units had not been touched since the previous tenant left. We washed them in the utility sink, dried them on the balcony, refitted them, and the problem was over before lunch. That is not a story that sells anything, which is precisely why I keep telling it. If your flat smells wrong when the air conditioning starts, the answer is almost never in a bottle.
On the seasonal point, I would ask you to take it more seriously than it sounds. I have had agents tell me a scent had gone off or the machine had developed a fault, when what had actually happened was that April had arrived and the same setting was now moving a great deal more material into the air of a warmer flat. Nothing was wrong. The room had changed and the number had not. Turn it down, cool the property properly before the appointment, and let the flat be the thing the buyer notices. Cool, dry and low is not an exciting recommendation and I am not going to dress it up as one, but it is what works in Gurgaon and it is what works everywhere else, and I would rather tell you that than invent a reason for you to buy something different.
