Carry a five-metre extension lead anyway, because the constraint in an empty flat is never the current, it is the geography — the only socket that has been left live is in the kitchen, and the machine needs to be near the entrance. The second, and the one I would put first if I were you, is that there is no water in the machine at all. The bag, the two minutes, and the flat you have never stood in

Start with the bag, because a routine that depends on remembering five separate objects is not a routine. Standing in a doorway is the most common error and it produces exactly the wrong result: the buyer walks through a concentrated band of fragrance at the threshold and then into a flat that smells of nothing, which reads as something applied rather than as a property that simply smells like this. A property that reached its level an hour before the appointment reads as a property of the building. One still climbing while a buyer is in the hall reads as a performance, and the difference is legible to anybody. At T-30m, walk in from the lift as a stranger would and adjust downwards if anything announces itself. I have never once adjusted upwards at that point and I would be suspicious of a page that told you to.

Then the risk nobody writes about, which is leaving the machine behind. I get asked this question more than any other by people in your trade, and I think it is because the honest answer sounds too convenient to be true. A machine that serves eleven listings is a machine you have bought once, and everybody has been trained by experience to expect a per-property cost somewhere. There is not one, beyond the oil. The engineering reason is dull and I like it for that: there is no water in the unit, so there is nothing to drain, nothing to refill on site, nothing to descale and nothing to spill on a floor you are responsible for. What I would ask you to take seriously is the collection routine rather than the setup routine.
