This one has a real answer, and it is satisfying rather than vague. When the gym is open, the floor is emitting into air that is being replaced continuously - doors opening, extract running, air handling at full tilt, a hundred people moving through. When the gym is shut, the emission does not stop but the removal does. Eight or ten hours of it accumulates in completely still air, and the first person through the door at six in the morning meets the entire night's worth in one breath, with a nose that has just come in from outside and is not adapted to anything. That is the whole mechanism. The fix is night ventilation, not fragrance.

Why is the rubber smell in my gym worse first thing in the morning? Because a closed building has no air exchange, so what the floor emits has nowhere to go. During opening hours the emission is continuous but so is the removal: fresh air comes in, scented and loaded air goes out, and the concentration in the room settles at a low level because it is being carried away as fast as it appears. The arithmetic
When the building shuts, removal stops and emission does not
Think of the air in your gym as a bucket with a tap running into it and a drain at the bottom. The tap is the floor, emitting at a rate set by how new the material is and how warm the room is. The drain is your ventilation, carrying that emission out and replacing it with outdoor air. During opening hours both are running, the level in the bucket settles somewhere low, and nobody notices much. At close you turn the drain off and leave the tap running. Ten hours later the bucket is as full as it is going to get. That is the entire physics of the morning walk-in, and the numbers make it concrete: a 1,200 sq ft floor at a 12 ft ceiling is 14,400 cubic feet, about 410 cubic metres. A larger 2,000 sq ft floor at the same height is 24,000 cubic feet, about 680 cubic metres. Whatever that floor releases between eleven at night and six in the morning has nowhere to go except into those cubic metres, and it stays there until something moves it. It is worth saying clearly that this is not a sign the floor is getting worse. It is the same floor, measured under the worst possible conditions.

The temperature
A shut building gets warmer, and warmth speeds emission up
The second contributor is one almost nobody accounts for, because it is invisible and it happens while everyone is asleep. Emission from a cured material is temperature dependent: the warmer the material, the faster it releases. Most gyms shut everything down at close, cooling included, which is entirely reasonable from a running-cost point of view and has the side effect of letting the building drift upwards in temperature all night. In an Indian summer, in a first-floor or top-floor unit sitting under a slab that has taken a full day of sun, that drift is substantial, and the free-weight area with its heavy stall matting is usually the warmest and the most heavily rubbered part of the building at the same time. So the overnight hours combine the two multipliers that make rubber emission strongest: no air movement at all, and rising warmth. There is a third factor and it is about the observer, not the building. Olfactory adaptation is how the nose works rather than a failure of attention: a constant background smell fades from conscious awareness within minutes, and after a few weeks the people who work in a room genuinely cannot detect it at all. That means nobody in your gym at six in the evening is capable of judging the air. Your trainers have been in it since the afternoon. Your front desk has been in it since noon. Members arriving in the evening rush have come from traffic, a crowded lift and a busy street, so their reference point is already loaded. The person who unlocks at six in the morning is the only one all day who walks in cold, from outdoor air, with a fully sensitive nose, into the maximum of the accumulation. So the morning is simultaneously the worst moment in the building and the most accurate reading anyone takes of it, which is a useful thing to know rather than a depressing one. Use it deliberately: have someone who does not work there walk in first thing once a week and write down what they say. That, and not the opinion of anyone who has been on site since dawn, is your measurement.

Is it expensive to run the air handling overnight?
It is a real cost and we are not going to pretend otherwise, which is why it is worth being precise about what you are actually asking the system to do. You are not trying to condition the building overnight to daytime standards. You are trying to keep air moving and keep outdoor air coming in, which is generally a lower-intensity request than a full cooling load, and in the first weeks after a new floor it is the highest-value thing in the building. Talk to whoever commissioned your system about the cheapest way to achieve genuine overnight fresh air on your specific plant, and about a scheduled purge before opening rather than continuous running, which for many gyms is the sensible compromise. What we would not do is treat it as an optional extra to be cut in month one when it is doing more for the smell than any product could.
My system runs all night already but the morning is still bad. What now?
Check whether it is ventilating or just recirculating, because those are very different things and the difference is invisible from inside the room. A fan pushing the same air around a closed building all night moves it without replacing any of it, and for this problem that achieves close to nothing. The specific thing to ask about is the fresh-air damper position overnight: many building management systems close outdoor-air dampers outside occupied hours by default, as an energy measure, and that single setting is frequently the whole explanation for a gym whose morning air is bad despite the plant apparently running. Also check whether internal doors are shut, since a studio room or a functional area behind a closed door is a sealed sub-volume of its own no matter what the main hall is doing.
Should I just scent the gym before opening so the morning smells good?

That is why a Monday morning after a Sunday closure is the harshest walk-in of the week in most gyms and the single best diagnostic moment you get. Walk the building at opening on a Monday, room by room, and note where it is strongest. The rubber floor is only one source, and the ones you find in the changing rooms will need drying and extraction rather than time.
Will keeping the doors and windows open overnight work instead?
In some buildings it genuinely does, particularly in a mild climate like Bengaluru's where natural ventilation does more of the work than people expect, and if you have secure, ventilated openings that can be left open safely it is the cheapest version of the right answer. In most commercial gyms it is not practical for security, insects, dust or rain, which is why the plant is the usual route. The principle is the one to hold on to rather than the method: what matters is that outdoor air is being exchanged into the space through the closed hours, by whatever means your building safely allows. And the one thing never to do in reverse - reduce your air exchange to make anything last longer in the room - would be indefensible in a building full of people breathing hard, so it is not a trade we will ever suggest.
