Same building, same city, same weather, same cleaning. Your flat smells damp and your neighbour's on the ninth floor does not. That is not a hygiene difference, it is a position difference. A ground-floor flat is the only home in the stack that touches the earth, and the earth is the largest reservoir of water anywhere near the building. Three separate mechanisms follow from that, and all three work against you at once.

Why is my ground-floor flat damper and mustier than the flats above me?
1. Your floor is earth-coupled. The slab of a ground-floor flat sits on or very near soil. Soil is a huge thermal mass — it changes temperature slowly and stays cooler than the air above it for most of the year. That makes your floor and the bottom metre of your walls the coldest surfaces in the flat, and cold surfaces are where warm room air deposits its water. Nobody on the ninth floor has a surface that cold, which is why their skirting is dry and yours is not.

2. Masonry wicks water upward. Brick, stone and cement render are full of fine pores, and fine pores draw water against gravity by capillary action — the same mechanism that pulls fragrance oil up a fibre reed. If the plinth or the base of a wall is in contact with damp ground and there is no working damp-proof course, water climbs. You do not need a leak, a crack, or rain blowing in for this to happen. You only need wet earth and porous masonry touching each other.

3. The wind at your level is the weakest in the building. Air moving over a city is slowed near the ground by friction — compound walls, gates, parked cars, hedges, the building itself. Wind speed increases with height. Since natural ventilation is driven by the pressure difference the wind creates across your openings, the same window open for the same time moves less air on the ground floor than it does eight floors up. You are trying to ventilate a damper flat with a weaker driving force.

4. Everything the building sheds ends up at your level. Roof and balcony runoff, condensate from every AC above you, water from washing common areas, and rain splashing back off paving. If the ground falls towards the building instead of away from it, if soil has been banked above the plinth, or if a planter bed sits hard against an external wall, that wall stays wet on the outside and reports it to you on the inside.

5. And ground level is where the smells of the compound live. Bins, the drainage chamber, the car park, wet planting, the watchman's corner, the drain along the boundary. On the ninth floor those are far below the window. On the ground floor they are at nose height, three metres from your grille. Some of what you read as "damp" is actually the compound coming in through an open window on a still day.

Why the same building smells different on different floors

A building is not one environment. It is a stack of environments that share an address, and the variable that separates them is height. Move up and three things change together: the air outside your window is moving faster, the surfaces around you are further from the ground's thermal mass, and the routes by which water can reach your walls get fewer. The ground floor loses on all three counts. This is why a landlord can honestly say the building has no damp problem while your flat clearly does — the building above the first slab may be perfectly dry.

The mechanism that surprises people is capillary rise. We are used to thinking of water as something that arrives from above, through a leaking roof or a cracked pipe, and drains downwards. In porous masonry it also travels sideways and upwards, because the pores are narrow enough for surface tension to beat gravity. A wall sitting on wet soil behaves like the wick of an oil lamp. The moisture rises until evaporation from the wall face balances the rate of supply, which is why rising damp stops at a fairly consistent height and leaves a tide line — often with a whitish salt bloom just above it, because the water carries dissolved salts out of the ground and leaves them behind when it evaporates. That salt line is the single most useful thing you can look for, and it takes ten seconds to check behind the sofa.

Capillary rise and the tide line
Walk the perimeter of every room with a torch and look at the bottom thirty to sixty centimetres of wall, especially behind furniture on external walls and in corners that never get sun. You are looking for four things: a horizontal tide line where the paint colour changes, a chalky white bloom, paint that has blistered or lifted, and skirting or ply that has swelled. Any of these means water is arriving in the wall from outside or below, and no amount of cleaning or airing will make that smell go away, because the source is continuous. This is a repair, not a routine — it usually needs the external ground level lowered away from the plinth, the external face treated, and in older buildings sometimes a damp-proof course injected. Photograph it, date the photograph, and take it to the society if the cause is outside your flat.
This is not a fragrance problem. A wall with active rising damp needs a builder. Scenting it wastes the fragrance and hides the signal.

MECHANISM THREE · THE OUTSIDE
Where the water is coming from
Ten minutes outside your own walls is the highest-value inspection in this article, and almost nobody does it. Check whether the paving or soil around the building falls away from the wall or towards it. Check whether soil, mulch or a planter bed has been built up above the plinth, which bridges any damp-proof course and lets water walk straight into the masonry. Check the rainwater downpipes serving the floors above — a blocked or broken pipe soaks one patch of wall every time it rains, and that patch is always at your level. Check where the AC condensate drains from the flats above terminate; a pipe quietly dribbling onto the base of your wall for two monsoon months will do more damage than a storm. Finally check the boundary drain and the drainage chamber near your window, because a chamber that surcharges in heavy rain is a different problem again.

What to do, in sequence

Start outside, because the source is usually there. Walk the full perimeter of your flat with your eyes at plinth level. Rake soil and mulch back so it sits clearly below the plinth line. Move planters off the wall and onto a stand. Report a blocked downpipe or a dripping condensate line to the society in writing, with a photograph and a date, because these are shared services and you will need the paper trail. If water pools against the building after rain, that is the first thing to raise. Nothing you do indoors will hold while the outside face of the wall is being fed.

Then change how you ventilate, because your default is weaker than everyone else's. With low wind at street level, passive cross-ventilation moves less air for you than it does higher up — so make it mechanical. Put a pedestal or exhaust fan in a window blowing outwards, and open a window on the opposite side to let replacement air in. Ten focused minutes of that beats an hour of a single open window. I get this question more than almost any other, and the honest answer is that a lot of ground-floor flats are sold at a discount for a reason that has nothing to do with the view. You are in the part of the building that touches the ground, and the ground is wet. That is a construction and drainage question long before it is a fragrance question, and I would rather you spent your first ₹749 on a bag of gravel and an afternoon of raking soil away from your plinth.

What I would ask you not to do is the thing that feels most natural: putting something strongly scented in the room while the wall is still wet. Fragrance is additive.
