The moisture
A shut flat has no way to lose the water you add to it
In an occupied home, moisture leaves. Windows open, exhaust fans run, an air-conditioner dehumidifies as it cools, doors move air between rooms and out to the balcony. A vacant flat has none of that. It is a sealed box for six days out of seven, and through the monsoon and much of the Indian summer the air inside it is already carrying more moisture than anybody would choose. Now consider the finishes a premium listing is sold on. Engineered and solid wood flooring, wooden skirting and door frames are dimensionally sensitive to humidity, which is why they are laid with expansion gaps. It is a fair question to ask about a bare flat, because hard floors and empty walls make everything more audible - the echo that makes an empty property ring is the same absence of soft material that makes it hold no scent. Both formats are quiet in absolute terms, and neither is something a buyer would remark on in a normal conversation. The practical answer for a viewing is placement rather than product: put the machine a few metres inside the entrance on the airflow path rather than in the room where you will be standing and talking, which is where you want it for scenting reasons anyway. If you are showing a very quiet, very bare flat and you are concerned, run it before the appointment and judge it yourself from the doorway. That is a five-minute test and it settles the question for that property.
The flat has new marble and was painted last month. Should I scent it at all yet?
