A buyer who has seen eleven properties across five weekends sits down at home on a Wednesday evening and tries to decide between three of them. What is available to them at that moment is not the properties. It is what survived of them, which is a much shorter and stranger list than any broker expects, and it is worth knowing exactly what is on it - including the modest place where the air belongs.

Six things survive, and the numbers are not among them
Watch what happens at the kitchen table on a Wednesday evening three weeks into a search. The buyer and their spouse are deciding between the eleventh floor in one building, the fourth in another and a house neither of them has stopped thinking about, and what they are working with is not the properties. Almost nothing factual has survived. The carpet areas have merged, the asking prices are approximately remembered and mostly wrong, the maintenance charge has gone entirely, and if you asked either of them how many bathrooms the second flat had you would get a pause and a guess. What has survived is sensory and structural. Light survives best of all, and it survives as a global impression - that one was bright, that one was dark - attached to the whole property rather than to any window. Felt size survives, which is a different quantity from carpet area and is built out of ceiling height, the sightline you got when the door opened, and how much furniture was in the way; a buyer who remembers a flat as poky will not be argued out of it by a number. The view survives if there was one worth having and vanishes otherwise. The feeling
The vaguest item is the one that decides it, and it is assembled from small things
It felt right is the least useful sentence a buyer can say to a broker and the most common one they use when they choose. It is worth taking it seriously rather than treating it as an absence of reasoning, because it is not vague to the person feeling it; it is simply a summary of a large number of small inputs that were never individually noticed. Temperature is a big one, and badly underrated: a flat that was uncomfortably warm for the first ten minutes of a viewing is a flat the buyer was slightly irritable in, and that irritation attaches to the property rather than to the air-conditioning that had not been switched on. Order is another - not staging, just the absence of things that make a room feel unresolved, like a bathroom door that does not close, a wardrobe hanging open, cables on the floor, a dead tube light. Quiet, discussed above. Cleanliness, which is read faster than anything else and largely through the bathrooms and the kitchen platform. Whether anybody had obviously prepared: a buyer cannot articulate this but they can tell the difference between a flat that was opened five minutes ago and one that was ready for them, and the second one implies a seller and a broker who are serious. And air, which is the input people are least conscious of and which does a surprising amount of the work. Stale, closed, warm air is registered as a property that has been sitting unloved; cool, moving, odourless air is registered as nothing at all, which is the correct outcome. This is where fragrance can legitimately contribute, and the size of the contribution is exactly what this bank has been careful about throughout: one input among six or seven, inside one item of six, at a moderate effect size. Recall, not persuasion - and the difference matters
The specific thing scent does, and the reason it belongs on a page about memory at all, is that olfaction is unusually well connected to recall. A scented environment tends to come back later in more detail than an unscented one, and the research is fairly consistent on this at moderate effect sizes. But notice what that claim is and is not. It says an experience is better retained. It does not say a decision is influenced, and the gap between those two is where most scent marketing goes wrong. A buyer who remembers your listing more completely is not thereby more likely to buy it; they are more likely to be able to reconstruct it accurately when they are deciding, which cuts both ways and is fine, because if the property is right for them, being remembered clearly is what you actually want. That is the honest mechanism, and it is a good deal narrower than the version a supplier will offer you. It also explains the under-dosing rule from a different angle. For scent to work through recall it has to be part of the background of an experience, not an event within it. A fragrance the buyer notices becomes its own memory - they will remember that the flat smelled of something, which is a fact about the presentation rather than about the property, and in a viewing that carries the additional problem of reading as concealment. Frequently asked questions

If buyers barely remember the air, why do anything about it at all?
Because the goal was never to be remembered for it. The goal is that the flat is recalled as pleasant rather than as stale, and air is one of the inputs into that judgement even though it is almost never the thing named. It is the same logic as clean windows: nobody has ever chosen a home because the glass was clean, and a flat viewed through smeared glass is remembered as dimmer than it was. Small inputs that nobody names still shape the summary. What follows from this is a sense of proportion rather than a reason to skip it - spend most of your attention on light, sightlines, timing, route and quiet, spend a little on air, and keep the fragrance well under the level anybody would remark on. Three weeks is a long time. What about the same evening?
The same evening is a different and easier problem, and it is worth preparing for separately because it is when the shortlisting actually happens. That night the buyer describes the property to whoever did not come - a spouse, a parent, a sibling in another city - and what they say is roughly the six items, in words. Give them the language for it while they are standing there: the direction the light comes from, the ceiling height, what the view faces, how the layout works, and any negative you would rather they heard from you. A buyer who can describe a property accurately to their family is a buyer whose family does not veto it out of vagueness. Should I send something after the viewing to help them remember it?
A short follow-up is worth doing and it should be information rather than sentiment. The floor plan, the photographs taken in good light, the accurate carpet area and maintenance figure, and anything you promised to check. That is the material they will use to reconstruct the property at the kitchen table, and reconstruction is doing more work than recall by week two.
