How much scent should a closing room have? Less than any other room in the building, and possibly none. It is the smallest volume, the longest dwell and the most consequential decision, and anything a buyer can consciously identify there reads as an attempt to influence them.

Why does a small room need less? Because a small sealed volume accumulates fragrance far faster than a large one at the same output, and a family sitting in it for an hour is exposed for far longer than anybody standing in the gallery.

Is there an argument for none at all? A strong one. A neutral room during a commitment of this size is defensible in a way a scented one is not, and nobody has ever objected to a room that smelt of nothing.

Commercial scenting goes wrong in a predictable order: somebody buys a machine to cover a smell that has a source, puts it where the socket is, runs it at full intensity because day one felt weak, and ends up with a room people comment on for the wrong reason. A luxury sales gallery is the only commercial space I work on where the customer walks a defined route through five different rooms in one visit. Reception, models, sample apartment, closing room, and the walk between them. Most scenting proposals treat that as one space with one setting, and it is not - it is one register applied at descending levels, with one of those rooms deliberately left out.

The room people always want to scent most is the sample apartment, and it is the one I argue hardest against. A show home succeeds when a buyer stops seeing a display and starts placing their own furniture in it, and a recognisable developer fragrance interrupts exactly that. Let it smell clean and aired, or of nothing.

On the money question, which developers ask more directly than anybody else: I have no figure for what ambience returns on a crore-value sale, and I distrust anyone who offers one.
