Every broker has one: a good property, correctly priced or nearly so, that has been open every Saturday and Sunday since March. The presentation on week one was immaculate. By week fourteen the flat has developed a settled, closed, slightly dusty character that nobody decided on, and the fragrance has crept up two settings because you stopped being able to smell it in June. Both of those drifts are predictable and both are fixable, but not by anything you do on a Saturday morning. A listing you show for months is a maintenance rhythm, and the work that matters happens on the days when nobody is coming.

How do you keep a property that has been on the market for months smelling right? By moving the work from the weekend into the week. A long-running listing degrades between viewings, not during them: the air stops moving, dust settles on hard floors and window sills, the water seals in the floor traps evaporate, and any closed wardrobe or cupboard develops its own character. What a listing does on the days nobody is watching it
Between Sunday evening and Saturday morning, five things happen to an empty flat and none of them is dramatic. The air stops moving entirely, so the corridor, the bathrooms and the bedrooms each settle into their own separate pocket instead of one mixed volume, which is why brokers can often tell from the front door which room is going to be the problem. Dust settles, and on hard floors and window sills in an Indian city that is not a trivial amount in a week; dust on a warm marble floor or across the top of a machine has its own dry smell the moment air starts moving again. The water seals in the floor traps, basin traps and balcony drains lose a little more to evaporation, and somewhere between three weeks and two months of no use they fail altogether and start letting drain air back into the flat. Any closed joinery - wardrobes, the under-sink cabinet, the utility - continues developing its own closed-cupboard character. And in monsoon, humidity gets into a shut flat and does not leave. No, and the impulse is worth examining because it tells you something useful. You want to change it because you cannot smell it any more, and you cannot smell it any more because you have been standing in it every weekend since March. A buyer walking in for the first time is meeting the register for the first time, exactly as the buyer in week one did. The people who genuinely will notice a change are returning buyers on a second or third viewing, and what they register is that the property is different this time, which is not the impression you want when you are trying to make a place feel settled and well kept.
