This is the most satisfying thing to explain in property scenting, because the answer is not about taste or quality at all. It is a curve. A spray has no reservoir and nothing feeding it, so the amount of fragrance in the room is at its absolute maximum the instant you take your finger off the button, and every second after that it is going down. You are standing in the cloud when it peaks. The buyer arrives twenty-five minutes later, near the bottom of the same curve. Both of you are describing the same flat accurately, which is why the argument in your head - it definitely smelled good, I did it properly - is completely correct and completely useless.
Quick answers — read this first
Why does room spray fade so quickly in a property? Because there is nothing sustaining it. A spray delivers a fixed quantity of fragrance in one burst and then stops, so the concentration peaks at the moment of spraying and falls from there by three routes at once. It dilutes, as the plume mixes out from the cubic metre around your hand into the whole volume of the flat. It settles, onto floors, walls, glass and joinery, and in an empty flat with hard surfaces and no soft furnishings there is nothing to hold it and slowly release it back. And it ventilates away, because no flat is sealed - lift lobby doors, window gaps, kitchen and bathroom shafts all exchange air. Why does the fragrance smell strong to me and not to the buyer? Three reasons stack up, and all of them are about position in time and space rather than about your nose being wrong. And some of it is on your sleeve and your hand, travelling with you for the rest of the morning. Peak at the nozzle, then three losses working at once
Picture the graph. The vertical axis is how much fragrance is in the air of the flat; the horizontal is time. A spray produces a spike: nothing, then everything, in about one second. That is the maximum, and it is never higher again, because there is no reservoir behind it and no mechanism adding to the room. From there three separate losses run in parallel. The first is dilution, and it is the fastest and the most under-appreciated. The plume leaves the can as an extremely high concentration inside roughly the cubic metre around your hand, and then mixes outward. That alone takes the room from unmistakable to faint within a few minutes. The second loss is settling. Aerosol droplets and the heavier fragrance materials land on floors, glass, walls, skirting and joinery, and they do not come back. In a furnished home some of that lands in curtains, upholstery and rugs, which act as a small reservoir and release a little back over time. An empty flat has none of that - hard floors, bare walls, nothing soft anywhere - which is exactly why the fade is sharper in a vacant property than in a lived-in one, and why the format behaves worst in the properties brokers most want to rescue. The third loss is ventilation. No flat is sealed: the front door opens onto a lift lobby, windows are rarely airtight, and the kitchen and bathroom shafts move air continuously. Every cubic metre of air that leaves takes its share of your fragrance with it.

Why you are the one person in the building who cannot judge it
Everything above explains why the flat fades. It does not explain why you are so confident it did not, and that part is worth as much as the physics. Three things are true about you and not about the buyer. First, position: you were standing inside the plume at its most concentrated, a metre from the nozzle, before it had mixed into anything. What you experienced was not the room's smell, it was the near-field of the spray, which can be many times stronger. Second, timing: the nose is built to detect change rather than absolute level, and you were present for the single largest change in that flat's air all week. Someone who walks into a room already at a steady level registers far less than someone who was standing there when it went from nothing to everything. Third, contamination: a portion of what you sprayed is on your hand, your sleeve and your shirt, and it travels with you for the rest of the morning, which is why the flat still seems fine to you at minute twenty. Add ordinary olfactory adaptation - the nose fades a constant background out of awareness within minutes - and the picture is complete. You are the worst-placed person in the building to assess it, and the only reliable test is the one nobody does: walk out, stand on the landing for two full minutes, and come back in through the front door as a stranger would. What changes when something is still adding at minute twenty-five
Now redraw the graph with a continuously running source. The losses do not change at all: dilution, settling and ventilation carry on exactly as before. What changes is that fragrance is going in at a small steady rate the whole time, so the room climbs until what is being added equals what is being lost, and then it stops climbing and stays there. That flat line is the entire product, and it has four properties a burst can never have. It is low, because a small continuous rate produces a much lower concentration than a burst does at its peak. It is even, because it has had time to mix from the entrance to the far bedroom rather than being concentrated where the person with the can was standing. It is durable, because it is still there at minute twenty-five and at minute ninety and during the second viewing next Sunday. Frequently asked questions
If I spray twice as much, will it last twice as long?
No, and this is the most useful thing on the page. Doubling the quantity roughly doubles the peak, but it does not change the shape of the decay - the losses are proportional, so a bigger spike simply falls from a higher starting point at the same rate. What you buy with the second can is a stronger smell in the first few minutes, which only you are there for, and a still-fading room by the time the buyer arrives. Worse, you have increased the chance that the tail is still identifiable when they walk in, and an identifiable freshener in a premium flat reads as concealment. The variable that actually matters is not quantity, it is whether anything is still adding fragrance at the moment the buyer is in the room, and only a running source does that.
Should I spray later, closer to when the buyer arrives?
It trades one problem for a worse one. Spray at minute minus five and the buyer does meet a higher concentration, but they meet it before it has mixed, which means an uneven room, a strong entrance and a noticeable event rather than an atmosphere. That is the exact profile a buyer registers as an applied fragrance, and applied fragrance in a viewing raises the question of what is underneath it. It also puts you in the flat with a can in your hand while somebody is coming up in the lift, which is not a position you want to be seen in. Does the flat being empty make the fade worse?
Yes, measurably in practice, and it is the reason this complaint is so common in vacant listings. A furnished home has curtains, upholstery, rugs, cushions and bed linen, all of which absorb a portion of what you put into the air and release a little of it back over the following hour, which flattens the decay curve. An empty flat has hard floors, bare walls, glass and joinery and nothing soft at all, so what settles is simply gone from the air, and what remains is diluted and ventilated away with nothing buffering it. Still air makes it more uneven as well, since without furniture and without people moving around, the flat mixes slowly and the room you sprayed stays different from the room you did not. How long before a viewing should a machine be running?
About an hour for most flats, and earlier rather than stronger if you are unsure. The aim is for the air to have reached its steady level and settled before anyone walks in, so the buyer meets a room that has been like this for a while rather than a room that is being scented around them. Switching a machine on as you unlock the door recreates the spray problem with a more expensive device: an active, uneven, obviously in-progress smell concentrated near the machine.
