This is the most common condition in a broker's portfolio and it barely gets discussed: a vacant listing locked on Monday, opened again on Saturday morning half an hour before a buyer. Nothing is wrong with the flat. Nobody has done anything to it. And it still smells shut, because six days of stillness does specific, predictable things to an empty property - most of them plumbing rather than dirt. Once you know what they are, the fix takes forty minutes and a mug of water, and none of it is fragrance.

Why does a locked-up flat smell even when it is clean? Three reasons, and only one of them is dust. Still air is the obvious one: nothing exchanges, so the smell of warm concrete, paint, cupboard interiors and hot dust concentrates. The second is standing water in the plumbing - water sitting in pipes and in a geyser for six days develops a flat, metallic, slightly stagnant note that comes out the moment somebody runs a tap. The drains
The single most misdiagnosed smell in a vacant Indian flat
Every floor drain, every basin, every WC and every kitchen sink has a trap: a bend that holds a small quantity of water and acts as a physical seal between your flat and the drain line. It works perfectly as long as there is water in it. In an occupied home somebody replenishes that water several times a day without thinking about it. In a flat locked from Monday to Saturday in an Indian summer, with no water going in and a warm bathroom around it, the seal in a rarely used floor drain can evaporate in a matter of days - and the moment it is dry, the trap is not a seal, it is a pipe. What comes back up is faint, sour and hard to place, and it is the thing brokers describe as the flat smelling closed up or slightly off. Two details make it worse in practice. It is usually strongest in the bathroom furthest from the entrance, which is the one you check last, and it comes and goes with the pressure in the building's stack, so it can be absent when you arrive and obvious twenty minutes later. In a furnished listing add curtains, upholstery and a mattress that has been sitting in 38-degree air with the windows shut. What a buyer notices is not any one of these but their sum, and the honest description is not dirty, it is airless. This is why the open phase is not optional and why it has to be a real cross-ventilation with the internal doors open rather than a single window. It is also why the closed joinery matters more than people expect: a wardrobe that has been shut for a week holds its own concentrated version of the same thing, and it will be released directly into the buyer's face at the precise moment they open it to look at storage. Open every door in the property, including the ones inside the furniture, and give them the same twenty to forty minutes you give the flat. Water that has sat still in a pipe for six days is not the same water that comes out of the mains. How early do I need to get to the property?
Ninety minutes is the honest figure for a flat that has been shut all week, and sixty is the minimum that still lets you do the sequence properly. First, if the owner or the society will allow it, arrange for the maid or the watchman to open up and run the taps midweek, which costs nothing and halves the accumulation.
