Two different questions live inside this one, and brokers keep answering the wrong one. Whether to put scent in the property's advertisement is not the same as whether to put it in the description of how you work. The first is almost always a mistake - a line about fragrance sitting between the carpet area and the possession date reads as padding, and worse, it plants a question in a reader's head that nobody asked. The second is legitimate, useful and quietly persuasive, and it is where the whole idea belongs.

The advertisement
Why a scent line fails in listing copy specifically
Read a strong listing and notice what every line is doing: carpet area, floor, facing, the layout, the parking, the society and its amenities, the possession status, the price. Each of those is a fact about the property that a buyer can use to decide whether to spend a Saturday morning on it, and each of them can be checked against the photographs and the floor plan sitting alongside. Now drop "professionally scented" into that sequence and watch three things go wrong at once. First, it is not a fact about the property - it is a fact about you, and a buyer scanning eleven listings is not shopping for brokers. Second, it is the only line in the advertisement that cannot be verified from the images, which puts it in the same category as "prime location" and "vaastu compliant" in the reader's mind, and those are the lines experienced buyers skip. Third, and most seriously, it raises smell as a topic in a document where nobody had raised it, and a reader who encounters a smell claim in a property advertisement has been handed the beginning of a thought about why smell needed mentioning. That is a small effect and it is entirely avoidable, and the line was contributing nothing in the first place. There is one narrow exception worth naming honestly: a genuine sensory feature of the property itself - a frangipani tree in the compound, a sea-facing balcony that gets the salt air - is a fact about the flat and belongs in the copy, described plainly. That is not a fragrance claim. That is a description of the property, which is what listing copy is for.

The same idea works when it is describing how you work, not what you sell
Move the same sentence from the property's advertisement into the listing appointment and it changes character completely. A seller choosing between three brokers is buying a working method, and unlike a buyer they are extremely interested in what you do that the last agent did not. In that conversation you are already listing things: proper photography rather than phone pictures, a measured floor plan, a scheduled viewing protocol instead of ad-hoc access, a written feedback note after each visit, and access to the property an hour before every appointment so it is opened up, aired and ready rather than unlocked as the buyer arrives. Fragrance belongs inside that last item, as one clause, mentioned in passing. It reads as a standard because it is describing something you do rather than promising something it achieves, and standards are exactly what a seller is trying to assess. If I cannot claim it works, why do it at all?
