The counter-intuitive part: an empty flat has fewer competing smells, so the same dose reads stronger. Run it lower in an unfurnished property, not higher.
If it is a new build still off-gassing: that is a ventilation problem measured in weeks, not a fragrance problem. Open it, run the air, and do not scent over it.

5. Then turn it down. An unfurnished property has almost no competing smells, and a nose with nothing else to attend to attends to this. The same setting that is unnoticeable in a lived-in flat is conspicuous in an empty one, so run the Vaayu a step lower than instinct suggests.
6. And if the flat is newly finished and still off-gassing, do not scent it. Fresh paint, new adhesive and new engineered wood release solvent for weeks. The answer is weeks of ventilation with the windows open, not a fragrance over the top of it.

What an unfurnished flat actually smells of
Stand in a bare apartment and pay attention for a minute and you will find that the air is not empty, it is just impersonal. Everything you can smell is a construction material or a finish: gypsum and lime from the walls, the residual solvent from paint that cured a few months ago, the sharp faint sweetness of adhesive under an engineered wood floor, the wax or lacquer on new joinery, cold stone in a bathroom, and the metal and rubber of window gaskets and door seals. That is a completely different olfactory family from what a furnished home offers — which is people, food, textiles, detergent, dust and soap — and the difference is not incidental. It sets the register you are working against, and if you choose a fragrance without knowing what it is standing next to, you will choose one that fights.

Why the dose goes down, and what to do about a new build
Take the settings first, because the number is the part people get wrong. In an unfurnished property I would run the Vaayu a step below whatever the same square footage would take furnished, start it two hours before the viewing, and put it in the entrance zone at waist height or above rather than at the centre of the largest room. The machine covers up to 1000 m³, which is roughly 2,000 to 3,000 sq ft, and in a bare flat with the internal doors open it distributes more evenly than that figure implies, because there is no furniture interrupting the movement of air. The 400ml tank runs about 75 days on a fill, which for a listing means you charge it the day you take the instruction and think about it again after the property has sold. Timers of 1h, 4h, 8h and 24h and Bluetooth control from the app mean you can set it running from the car while you are still at the previous viewing, and under 38 dB matters more in an empty flat than in any other setting because a bare room has no soft material in it to absorb a hum. What I would not do is compensate for the size of an empty volume by raising the intensity, which is the single commonest error in this situation. Volume is not the variable that decides how strong a fragrance seems. Competition is, and an empty flat has almost none. You will know it when you open the door — a sharp, high, faintly sweet solvent smell that catches at the back of the throat, strongest in a wardrobe or under a kitchen counter. Do not put a fragrance over that. It does not work, for the good reason that solvent notes sit high in the nose in the same place a top note does, so the two interfere with each other and produce something worse than either. The answer is air, at length: open every window and every internal door, get cross-flow going, open the wardrobes and the cabinets so the enclosed volumes exchange too, and leave it that way for as many days as the client will allow. Ventilation on this scale is measured in weeks, not in the two hours before a viewing, and a property that has had three weeks of it smells dramatically different from one that has had three days. Find the source, fix it or disclose it, and scent a property that is genuinely sound. I am also not going to tell you that the right scent moves a price or an offer, because there is no honest figure for that. It changes how the flat feels at the door and how the visit is remembered, and that is a real thing to sell.

I learned this in a handover flat in Bengaluru that had been finished beautifully and smelled of absolutely nothing except itself. In an unfurnished apartment that means dry, cool and woody, because plaster and stone and new cabinetry are dry, cool and mineral, and a wood beside them reads as continuous with the building. It is an unglamorous instruction and it is the one that makes the difference between a buyer noticing the flat and a buyer noticing you. The way to arrive at it costs nothing: stand in the empty property for a minute with the windows shut and your phone in your pocket, and name three things you can smell. In almost every unfurnished flat I have done this in, all three have turned out to be construction materials rather than anything a person left behind, and once you have heard yourself say plaster, paint and new wood out loud, the bottle chooses itself and the setting you were about to use turns out to be a step too high.
