A tower of two hundred flats does not hand over two hundred gifts on one day. It hands over in tranches across several months, the list changes while that happens, and ordering against the unit count is how a store room ends up holding a year of stock.
Quick answers — read this first
How many possession gifts should a builder order for one tower? Order per handover tranche rather than per tower. Take the units scheduled in the next tranche, add a small reserve of around 5 per cent for resales and late registrations, and reorder as the next tranche is scheduled.
Why not order for the whole tower at once? Because handover runs across months in batches, the unit list changes during that period through resales, delayed registrations and disputes, and site or office storage is poor. Ordering the full count means holding stock for a year in the wrong conditions.
Where do possession gifts get damaged? In storage. Site offices and handover rooms are dusty, humid and busy, and boxes stacked there for months acquire damage that makes them unusable, because nobody hands a scuffed box to a buyer at possession.
The short answer
Short answer: Order per tranche, not per tower. Handover runs for months, the unit list moves, and site storage damages stock. Take the next tranche plus about 5 per cent reserve, and reorder as the schedule firms up. Reeds from Rs 749.
The pick: the SOSA Safar (₹3,999) as the flagship delivery gift; volume gifts from ₹299; reed diffusers from ₹749; the Vaayu (₹11,999) for your own premises.
Planning volumes? WhatsApp +91 96192 18531 - tell us the customer moment, per-unit band and quantity and we will quote and build the programme.
A customer gift works when it survives the drive home - sweets vanish in a day and keychains join a drawer, but a fragrance is used daily in the customer's own car or living room, replaying your brand at every use. The method: gift the milestone moment, set the per-unit band by customer value, brand the gesture with your card, pilot and scale. This guide walks the exact play, with real SOSA options at every band.
How many possession gifts should a builder order for one tower?
Order per tranche, not per tower. Take the number of units scheduled for handover in the next batch, add a reserve of roughly 5 per cent for resales, late registrations and the unit that appears from nowhere, and reorder as the following tranche firms up. The products themselves are easy to reorder - a Garden Bloom or Evening Calm reed set (₹749 to 799), the Boond ultrasonic (₹799) with a Hotel Collection blend (from ₹299) - so there is no advantage in buying a year ahead and three good reasons not to. First, a tower does not hand over on one day. Occupancy certification, then a first batch of buyers who are ready and registered, then a second and a third as loans disburse, registrations complete and families arrange their own timing. A two hundred unit tower can take six to nine months to hand over completely, and some units take considerably longer. Second, the list moves while that happens. Flats are resold before possession, registrations are delayed, a handful of units sit in dispute, some buyers do not take possession for a year, and investors sometimes take keys without ever moving in. A count taken at the start of handover is not the count at the end. Third, storage on site is genuinely bad. The site office or handover room is dusty, humid in monsoon, busy, and not built for holding stock. Boxes stacked there for months acquire dust marks, damp and dents, and a scuffed box is unusable rather than degraded, because nobody hands a damaged box to a buyer who has waited four years for their flat. That is a total loss per affected unit and it is entirely avoidable. Two practical additions. Name one owner for the count, usually in the CRM or handover team rather than at the site office, because gift stock with no owner is discovered missing at a handover desk with a family standing at it. And keep the reserve separate from the working stock, physically as well as on paper, or it will be consumed early and quietly. Volume pricing is quoted against the tranche and the total programme, so send the handover schedule rather than a single number. A portion of every order supports girl-child education through Nanhi Kali. Send the tranche plan to WhatsApp +91 96192 18531.

A tower does not hand over at once, so do not order as though it does
Ordering possession gifts looks like a simple multiplication - number of flats times one - and it is the multiplication that causes the problem, because it assumes a tower hands over as a single event. It does not. Handover begins after occupancy certification and proceeds in tranches determined by a set of factors largely outside the developer's control. The first batch consists of buyers who are registered, funded and ready, and who want their keys immediately. A second follows as home loan disbursements complete and registration appointments are obtained. A third accumulates over subsequent months as families arrange their own timing around school terms, existing lease expiries, and the availability of their contractor for fit-out. A two hundred unit tower commonly takes six to nine months to hand over substantially, and a residual set of units takes considerably longer than that, sometimes years in the case of investor-held or disputed flats. Ordering the entire tower count up front therefore means buying a year of stock, and the reasons that is a bad idea are three, all of them practical rather than financial. The first is that the list itself is not stable. Flats change hands before possession, sometimes more than once. Registrations are delayed for reasons ranging from documentation to family disputes. Some buyers do not take possession at all for extended periods. A handful of units sit in litigation. Investor buyers occasionally take keys and never occupy, which raises a legitimate question about whether a home gift is even the right object for them. Whatever count is taken at the start of handover will be wrong by the end, usually in both directions at once, and a tranche-based order absorbs that automatically while a single bulk order does not. The second reason is storage, and it is the one that costs real money quietly. Possession gifts are almost always stored where the handover happens, which is a site office, a sample flat, or a room in a partially occupied building. None of these is designed for stock. They are dusty as a matter of course, humid through monsoon, busy with people who are not responsible for the stock, and rarely secure. Boxes held there for months collect dust marks along the top edges, absorb damp at the base of a stack, and get dented by being moved repeatedly. And the crucial point about this damage is that it is not partial. Nobody hands a scuffed, dusty box to a buyer who has waited four years for a flat and is already noting snags. The affected unit is not devalued; it is unusable, and the loss is total. Ordering in tranches keeps the quantity on site low and the storage period short, which converts a recurring loss into a rounding error. The third reason is simply that there is no benefit to the alternative, because reordering is straightforward and volume terms can be quoted against the total programme rather than against a single delivery. A developer can commit to a programme quantity for pricing purposes while taking delivery in tranches, which gets the commercial benefit without the storage cost, and that is the arrangement worth asking for. Two habits make the system reliable in practice. The first is naming one owner for the count, and placing that owner in the CRM or customer handover team rather than at the site office. Gift stock with no named owner is the most reliably miscounted item in a handover programme, and the standard way a shortage is discovered is at the desk, with a family standing in front of it, at the end of a four-year wait. The second is keeping the reserve physically separate from the working stock rather than merely noting it on a spreadsheet. A reserve that sits in the same stack is not a reserve; it is stock that will be consumed early, without anybody deciding to consume it.
Why this works
The tranche logic
The flagship delivery gift: the SOSA Safar at ₹3,999 - a rechargeable waterless car diffuser with three hotel-inspired scents in the box. Per-unit gifts from ₹299; volume pricing on WhatsApp.
Six to nine months, driven by loans, registrations and family timing
Occupancy certification, then a ready batch, then successive batches as disbursements and registrations complete. A residual set of units takes far longer. Ordering the tower count means buying a year of stock.
Tip: Commit a programme quantity for pricing. Take delivery in tranches.
02
The list moves in both directions
Resales, delayed registrations, disputes, investors who never occupy
Whatever count is taken at the start of handover is wrong by the end. A tranche order absorbs that automatically. A single bulk order turns it into either a shortage or a store room full of stock for flats that were resold.
03
Site storage is a total-loss environment
Dusty, humid, busy, unsecured - and a scuffed box cannot be given
Boxes held for months collect dust along the top edge, damp at the base of a stack, and dents from being moved. The affected unit is unusable rather than devalued. Short storage periods convert that into a rounding error.
Tip: Name one owner, in the CRM team. Keep the reserve physically apart.
The SOSA principle
A tower hands over in tranches across six to nine months while the unit list changes in both directions, so ordering against the tower count buys a year of stock into a storage environment that destroys it.
Order the tranche plus 5 per cent. Commit the programme for pricing only.

The SOSA tranche structure
The SOSA tranche structure. Garden Bloom and Evening Calm reed sets at Rs 749 to 799, and the Boond ultrasonic at Rs 799 with a Hotel Collection water-based blend from Rs 299 - all straightforward to reorder, so there is no advantage in buying a year ahead. Volume pricing can be committed against the total programme while delivery is taken tranche by tranche. Send the handover schedule rather than a single number. Made in India.

Two hundred boxes went into the site office in March. By October the ones at the bottom of the stack had damp marks and the ones on top had four months of construction dust, and none of them could be handed to a family at a possession desk.

The SOSA business gifting edit
Whatever your business gifts, the logic is the same: gift the milestone moment, set the per-unit band by customer value, keep the register gentle and crowd-safe, and brand the gesture with your card rather than your logo on the product. Every SOSA fragrance is alcohol-free and made in India, and a portion of every order supports girl-child education through Nanhi Kali - so every customer gift quietly gives twice. Here is the full business range by per-unit band.
The SOSA business gifting edit
Every per-unit band covered - ₹299 volume gifts to the ₹11,999 space machine
Waterless cold-air scent machine to ~1000m³ with app + timer - scent the space customers walk into

Honest notes for business gifters: customer taste varies, so volume programmes should run gentle, crowd-tested registers - fresh, clean and lightly floral scents are received well across every profile, and space formats (diffusers, reeds, car fragrance) avoid the personal-taste risk of skin perfume entirely. Listed prices are per-unit store prices; volume pricing, pilot batches, branded cards and custom hamper builds are quoted on WhatsApp - and signature-scent development for your brand is a consultation with our perfumer, not an off-the-shelf item, so timelines are discussed case by case. The Hotel Collection scents are SOSA's own interpretations inspired by the world's finest hotels; SOSA is an independent Indian fragrance house, not affiliated with any hotel brand. Ultrasonic diffusers use the water-based Hotel Collection fragrance; reed diffusers use their own alcohol-free reed oil - the two are not interchangeable. All personal fragrances are alcohol-free and IFRA-compliant. WhatsApp bulk desk: +91 96192 18531. A portion of every order supports girl-child education through Nanhi Kali.

ISIPCA Versailles
A note from Sonal
Most customer gifts are bought to be handed over, not to be kept: the sweet box is finished by the family that evening, the keychain joins a drawer, the branded pen was never really a gift at all. Then the moment that cost your business lakhs to create - the new car, the new home, the big purchase - is remembered with nothing. A fragrance gift keeps that moment alive, because scent is the sense wired closest to memory: months later, your customer is still in the middle of the experience you gave them.
I trained at ISIPCA in Versailles and everything we make is built for Indian lives - car diffusers that survive a Mumbai summer, reed diffusers that hold through the monsoon, alcohol-free formulas safe to gift across every customer profile. If you run a dealership, a project, a hotel, a showroom or a team, message the bulk desk on WhatsApp at +91 96192 18531 - tell me the customer moment and the volumes, and I will help you design the programme myself. The business conversations are my favourite kind: one good gifting programme teaches me more about a category than a year of retail orders.
And a part of every order funds girl-child education through Nanhi Kali - so your customer gift quietly gives twice. That equation has always felt right to me.
Frequently asked questions
How many possession gifts should a builder order for one tower?
Order per handover tranche rather than per tower: the units scheduled in the next batch plus a reserve of around 5 per cent for resales and late registrations, reordering as the following tranche firms up.
Why not order the whole tower at once?
Because handover runs six to nine months in batches, the unit list changes throughout, and site storage is dusty, humid and unsecured. A full-tower order means holding a year of stock in the worst available conditions.
Can volume pricing still apply?
Yes. A programme quantity can be committed for pricing purposes while delivery is taken tranche by tranche, which gets the commercial benefit without the storage cost. Ask for that arrangement explicitly.
Why is storage damage so expensive?
Because a scuffed or dusty box cannot be handed to a buyer who has waited years for their flat. The unit is unusable rather than devalued, so each affected box is a total loss.
Who should own the count?
One named person in the CRM or handover team rather than at the site office, and the reserve should be kept physically separate from working stock. WhatsApp +91 96192 18531. A portion of every order supports girl-child education through Nanhi Kali.

Facts verified August 2026: Olfactory memory research shows scent-linked memories are unusually durable and emotionally vivid, which is why a used-daily fragrance gift sustains brand association in a way consumable or novelty gifts do not; customer-experience research consistently finds that peak moments (delivery, possession, checkout) disproportionately shape how the whole purchase is remembered. Fragrance preference is personal: volume gifting programmes should default to gentle fresh, green and lightly floral registers, and to space formats (diffusers, reeds, car fragrance) rather than skin perfume. SOSA range: Hotel Collection ultrasonic fragrance from Rs 299; car perfumes from Rs 449 (spray and hanging, alcohol-free); attars Nawaab, Ameeri, Mastani and Adaa from Rs 379 (3ml/6ml/12ml, alcohol-free); Attar Trio from Rs 1,055; perfumes from Rs 499; reed diffusers from Rs 749; Boond Rs 799, Sukoon Rs 1,799 and Megh Rs 3,499 ultrasonic diffusers; SOSA Safar waterless car and travel diffuser Rs 3,999 (rechargeable, three hotel-inspired scents included); SOSA Vaayu waterless scent machine Rs 11,999 (~1000m³, app + timer).
