This is the guide the other nine in this group point at, and it will not be much use unless it ranks our own product honestly. So here is the ranking before the reasoning. The free work comes first, photography comes first among the things you pay for, and fragrance comes fourth — because a scent cannot do anything at all until somebody is physically standing in the property, and photography is what decides whether anybody ever is. What scent has that nothing else on the list has is that it is not used up: every other line is spent into one address and dies there. That is a real distinction and it is worth money. It is not the same thing as impact, and this page is not going to blur the two.

1. Do the free work before you spend anything at all. Air the property the day before with windows on opposite walls, put water down every drain trap, match the bulbs, clear the surfaces, set the blinds at the same height, start the temperature early and run every tap. This costs nothing and fixes more than any single paid line below it.

2. Then photography, and it is not a close contest. It is the only spend that operates before a viewing exists rather than during one. A listing that photographs badly does not generate the appointment that everything else on this page is preparing for, and it is the one line whose effect you can actually observe in your own enquiry figures.

3. Then a deep clean, because it is the best value paid work there is and because a meaningful share of what people believe is a fragrance problem is a cleaning problem — cupboard interiors, skirtings, extractor filters, the underside of a kitchen counter.

Ranking preparation spend is only possible once you separate the lines by where in the process they act, because that is what actually distinguishes them. Some of these lines work on somebody who is sitting on a sofa scrolling a portal on a Tuesday night. Others work only on somebody who has already driven across the city, parked, taken a lift and walked through a door. Those are different jobs against different-sized audiences, and no amount of quality in the second category compensates for a failure in the first. A premium listing put in front of a portal audience is competing for attention against dozens of comparable flats in a scrolling column, and the decision to request a viewing is taken in a couple of seconds on the strength of an image. Get that wrong and the rest of your preparation is applied to an empty afternoon. There is a second reason I put it first, which is that it is nearly the only line on the sheet whose effect you can actually watch. Your portal analytics will tell you views, saves and enquiries, and a reshoot on a tired listing produces a change in those numbers you can see within a fortnight. Almost nothing else here offers you that. I would rather rank a line I can measure above a line I cannot, and I would rather say so on a page where the thing I sell is one of the ones I cannot. A professional shoot on a premium flat runs somewhere in the region of ₹10,000 to ₹25,000 depending on the city, the size and whether video and a floor plan are included, and it belongs to that one address forever — which is the trade you are making.

Above photography, and above every paid line on this page, sits the work that costs nothing, and it is the part of this cluster I would most like a reader to take seriously. Windows opened on opposite walls the day before. Water poured down every drain trap in the flat, including the balcony and the utility. Bulbs matched in colour temperature and all of them working. Surfaces cleared, bins removed from the property entirely, blinds set at the same height down a wall of windows, the air conditioning started early enough to have actually arrived, every tap run for half a minute. That is perhaps ninety minutes of work spread over two days, it requires no invoice and no supplier, and it resolves the large majority of what is wrong with the large majority of listings — including, and this is the part relevant to us, most of what people arrive at a fragrance company hoping to buy their way out of. The reason it outranks paid work is not economy, it is dependency: every paid line performs better on a property where the free work has already been done, and several of them are actively wasted where it has not. Photographs of a flat with three different colour temperatures in one frame come back looking wrong in a way no retouching fully fixes. A stylist's arrangement in an unaired flat is a nice sofa in stale air. And fragrance over a dry drain trap produces two smells rather than one, which is worse than the trap alone. I have put photography above our own product on this page and I want to explain why that is not modesty. It is because the two lines are not competing for the same job. The first of those has a vastly larger audience and a measurable output, and if I ranked them the other way round you would find me out within a month. I would rather be useful and fourth than flattering and ignored.

The argument I do want you to take seriously is the one about consumption, because I think it is genuinely underappreciated. Look at a preparation sheet and count what survives the sale.
