Every door gets opened. Utility, store, staff room, staff bathroom, meter cupboard, garage, terrace. That is where preparation is thinnest and where an adviser goes first.
If the property is occupied or staffed, somebody else's routines are in the air. Cooking, incense, phenyl, a dog, a driver's room. That conversation happens a day earlier, politely and specifically.
Assume a survey. At this level the buyer will very likely instruct one, so anything you were tempted to cover will be found. Find it, fix it or disclose it.

2. Have the conversation with the occupants a day early, and be specific. If the property is lived in or staffed, somebody else's routines are in the air: cooking oils, incense or dhoop, phenyl and floor cleaner, a dog, a driver's or cook's room. None of that is wrong and none of it is a criticism. But asking the day before for no incense, no strong cleaning agents and the kitchen extraction run well after lunch is a polite request. Asking twenty minutes before the buyer arrives is an insult, and it will not work anyway.
3. Build for an hour rather than for the first ten seconds. An HNI visit is unhurried and frequently includes a second walk-through and a conversation sitting down. A strong arrival impression that fades is worse than a quiet consistent one, because the buyer notices the fade. Low setting, started two hours before, on a four-hour timer.
4. If the appointment is in the evening, cool the property much earlier than you think. A large Hyderabad villa that has been closed through a hot afternoon holds that heat in its masonry long after the air conditioning has caught up with the air, and warm surfaces release everything faster. Start the cooling in the afternoon, not at six, and take the fragrance setting down a step.
5. Assume the property will be surveyed, and behave accordingly. At this value a buyer very commonly instructs an architect, engineer or valuer before completion. Anything you were tempted to mask will be found by somebody with a torch and a moisture meter, and the finding will be reported as a concealment rather than as a defect. What an HNI viewing actually is, and what it changes
Before anything about Hyderabad, the format. A high-net-worth buyer does not see a property the way an ordinary purchaser does. There is no queue, the appointment is arranged around their diary rather than your Saturday, nobody is hurrying them out, they frequently bring somebody paid to be sceptical, and a great many of these visits happen after work in the evening. Five differences, and each one has a direct and unglamorous consequence for what you do the day before. The city's own conditions matter too, and I will come to them, but they are the smaller half of this page.
The rooms nobody prepares, ranked by how often they are opened
Seven spaces that get opened during an unhurried private viewing, what each one typically produces, and the free work that answers it. None of this is scenting. All of it is the reason the scenting is worth doing at all, and the ranking reflects what I have actually watched advisers walk into first.

The day before, the conversation, and the hour it has to hold
Start with the day before, which for an HNI appointment is longer than for an ordinary one. T-24h: the whole property opens, not the show route. Every room, every store, the staff quarters, the utility, the garage and the terrace, with internal doors wedged and every wardrobe and cupboard standing open. Water every drain trap in the property, including the staff bathroom, the utility gully, the terrace outlet and the guest bathroom nobody uses. Remove rather than tidy: cleaning materials leave the house, bins are emptied and washed, wet cloths and mops go, naphthalene comes out of the wardrobes, and anything organic leaves the store. Then walk the property with a defect brief and a torch — ceilings under every wet area, the plinth and the shaded elevations after monsoon, behind the geyser, under every sink, the pump enclosure, the tank surround. If you find something, the fragrance conversation stops and the disclosure conversation starts. In the same twenty-four hours, have the conversation with the family or the staff: a specific written list, delivered once, politely, with a day's notice. And if the air conditioning has been standing unused, clean its filters and run it for an hour that day rather than switching it on cold for the first time as the buyer walks in.
Then the day itself, built around an hour rather than a doorway. For an evening appointment, start the cooling in the afternoon. A large villa closed through a hot Hyderabad afternoon has heat stored in its floors and walls, and masonry gives that up slowly — so a house whose air is at temperature by six may still have warm surfaces at seven, and warm surfaces release everything faster than cool ones do. Cool it early, and then take the fragrance setting down a step rather than up. At T-2h the Vaayu goes on at low, on the 4h timer, standing in the connected entrance and living volume at waist height or above, out of the direct throw of a supply grille, key-locked so nobody adjusts it and quiet enough that nobody notices it. In a villa with two disconnected floors, the honest answer is either a second machine on the upper landing or a decision that the bedroom floor is unscented, and the second of those is perfectly respectable. At T-30m, walk the property the way the buyer will: in from outside, through the front door, then the route, then the doors an adviser would open. Adjust downward if you notice the fragrance itself at any point. At T-0 the machine is running low. On lighting, since an evening viewing lives or dies by it: every lamp on, the overheads down rather than up, and nothing left dark, because a dark room in an evening viewing reads as a room with something in it.
Then the part I would put in bold on the checklist itself. At this value, assume the property will be surveyed. A buyer spending this kind of money very commonly instructs an architect, a structural engineer or a valuer before completion, and that person arrives with a torch, a moisture meter and no interest in your Saturday. Anything you were tempted to cover will be found, and it will be reported not as a defect but as a concealment, which is a materially worse outcome for you than the defect was. So the rule that governs this entire cluster applies here with more force than anywhere: damp, a leak, drains, smoke damage, seepage at a plinth, a persistent musty note in a lower level — these are material facts about a property. Find them, fix them or disclose them, and scent only a property that is genuinely sound. If an owner asks you for something strong enough to get a house through one evening, the answer is no, and it is not a negotiating position. Fragrance belongs with the photography, the styling and the lighting: it changes how a property feels on arrival and how memorable a visit is, and that is the whole of the honest claim. It does not move an offer and I will not tell you it does. What it does do, in a house that is sound and genuinely well prepared, is make an hour of standing in somebody's future home feel like an hour worth having spent — and at this level, that is not a small thing.

Versailles
The most instructive viewing I have ever been allowed to watch was in a very large house on the western side of this city, and almost nothing about it went the way the agent had planned. The buyer's adviser walked past the drawing room entirely, went down the side of the house, opened the pump enclosure, then the store, then the staff bathroom, and by the time he came back to the entrance he had formed most of his view. The drawing room had been styled beautifully. The store had six months of shut air in it and the staff bathroom had a dry trap. Nothing was wrong with the house. A great deal was wrong with the preparation, and none of the missing work would have cost a rupee.
So the advice I give for this kind of visit is mostly about the unglamorous half of a property, and about having a conversation a day early rather than an apology twenty minutes late. Then, when the house is genuinely ready, the fragrance job is a small and specific one: hold a quiet level for an hour, in the register of clean air rather than of anything characterful, at a setting low enough that a buyer standing still in a room for ten minutes never once thinks about it. An evening appointment will tempt you towards something warm and impressive. Resist that. The buyer has come to look at a house, they have brought somebody to be sceptical on their behalf, and the most persuasive thing the property can do is smell of nothing but itself, looked after.
