Why is sizing easier in a gated development? Because villas in a row are built to the same few floor plans, so the layout and area are predictable without asking.
What will everyone else be giving? Plants, sweets, decorative pieces and dinner sets. A home fragrance system is unlikely to be duplicated.
A gated row is the one address you can size without asking
There is a small practical advantage to buying a gift for somebody in a gated villa development and it is worth using. These houses are not one-off builds. A layout is designed with two or three villa types repeated along its roads, which means the floor plan, the ceiling heights, the position of the staircase, whether the living and dining run together, and the built-up area are all broadly known quantities. If you have visited a friend in the same layout, or even seen a similar row, you already know more about the house than you would about an independent house on a plot. That matters here because every recommendation on this site turns on volume, and volume is normally the thing you have to ask about. In a gated row you can reason it out instead: a two-storey villa of that kind is usually somewhere in the range the machine is designed for, with the ground floor running as one connected space from the entrance through the living and dining to a garden door, a staircase in the middle, and three or four bedrooms above with doors that close. That description alone dictates the answer. The connected ground floor plus the stairwell and landing is exactly the volume a bottle cannot serve and a machine can, and the bedrooms above are exactly the rooms a machine cannot reach and a bottle can. So the correct gift for a house of that shape is a machine for the shared space or, if the budget is different, bottles for the rooms - and either way it is a decision made with real information rather than a guess. The second advantage of predictability is less obvious and more useful. Because the houses are similar and the community is concentrated, housewarming gifts in these developments duplicate heavily. The standard list is well known to anybody who has attended a few: potted plants, sweets and dry fruit, a decorative brass or ceramic piece, a dinner set, a wall clock, a religious figurine, bed linen, a photo frame. The result is a corner of a new villa stacked with things that are all pleasant and several of which arrived twice. Home fragrance almost never appears on that list, and when it does it is a single candle. A fragrance system is therefore close to duplication-proof, which for a gift is a real quality - it will be the only one, it will be remembered as the only one, and it does not have to compete for shelf space with an identical object from somebody else. The SOSA Vaayu at eleven thousand nine hundred and ninety-nine rupees is the version of this for the whole house. It is a waterless cold-air nebuliser: pressurised air breaks undiluted oil into a dry nano-mist fine enough to travel with the air the house is already moving, producing one even field rather than scented pockets, and reaching the entrance, hallway, staircase and landing that no bottle can occupy. Coverage up to a thousand cubic metres, stated as about two thousand to three thousand square feet. No water, no heat, no dampness added and no oily film, which is worth having in a city with long damp spells. Four hundred millilitre tank lasting up to around seventy-five days a fill. Bluetooth app plus onboard buttons, one, four, eight and twenty-four hour windows, day selection, adjustable intensity. Under thirty-eight decibels, five watts, nine hundred grams, black or white, freestanding on a shelf or mounted on a wall or an HVAC return, auto-stop and key lock, CE, RoHS and SGS, made in India, and four one hundred millilitre hotel-inspired oils included so it runs the first evening it is switched on. Refills afterwards are the waterless nebuliser oils at one thousand and forty-nine rupees for a hundred grams or one thousand eight hundred and forty-nine for three hundred - never the water-based Hotel Collection at two hundred and ninety-nine rupees, which is a separate system for ultrasonic machines. Three practical notes for this specific situation. First, one local habit that changes the advice: these ground floors are usually lived in with the garden door open for much of the day, which makes that volume effectively unbounded, so the machine should be scheduled for the closed hours from dusk rather than run continuously, and placed on the closed side of the house - near the foot of the stairs or an air conditioning return rather than beside the garden door. Second, the timing. A newly handed-over villa is off-gassing paint, polish, varnish, adhesive and new joinery for days to weeks, and in a wet spell the windows stay shut and that period stretches. Give the box, have it placed, and tell them to start it a few weeks in; meanwhile a single bottle in a settled bedroom is the useful half of the gift. Third, the safer option, which is not a lesser one. If you are unsure whether this household wants a device at all, or if several of you are giving separately, the duo set at one thousand four hundred and ninety-eight to two thousand five hundred and ninety-eight rupees is the right answer - Day and Night pairing Morning Freshness with Evening Calm, Fresh and Grounded pairing Morning Freshness with Mountain Breeze, Warmth and Bloom pairing Fresh Brew with Garden Bloom. It is generous, complete, needs nothing installed, and it is still not on anybody else's gift list. Two closing honesty notes. Nothing here depends on the address being fashionable - the reasoning is about floor plans and cubic metres, and an identical house in any other layout gets the identical recommendation. And where there is a griha pravesh, it is a religious occasion and nothing in this range is a religious item or part of any ritual. Fragrance is a finishing touch and never a fix.
Identical floor plans - and identical housewarming gifts, which is the other advantage
Real information for once, and a gift nobody else is bringing.

Versailles
The Vaayu is the most expensive thing we make and we turn down more orders for it than for anything else in the range. Not because we do not want to sell it - because most homes do not need it. It covers up to a thousand cubic metres, roughly two to three thousand square feet, and that is a villa, a penthouse, a large open-plan flat or a house with a double-height room. An ordinary 2BHK is not that, and in an ordinary 2BHK a reed diffuser at seven hundred and forty-nine rupees does the job better than eleven thousand nine hundred and ninety-nine rupees of machine would. So the question we ask is never what somebody spent on their house. It is how many cubic metres of air are in it.
The second thing we say, and almost nobody expects it, is wait a few weeks. A brand-new home smells of paint, varnish, polish, cement and new wood, and those are not smells to cover - they need open windows and time, and they go on their own. Give the machine at the housewarming by all means, but tell them the scenting starts once the building has finished smelling of being built. It is the same rule we apply to a new car, for the same reason: adding fragrance to a smell that is fading anyway is how a good product gets blamed for a bad result.
Two honest limits. Reed diffusers do not fail in large homes, they simply do not reach - a diffuser on a console table scents the area around that console table, which is not a fault, it is physics, and several of them is a real alternative to one machine. And there are two machines above the Vaayu, the Angaan and the Meenar, which are HVAC units for showrooms and hotel floors rather than houses - so if a home is genuinely far beyond three thousand square feet, message us rather than assuming more money solves it.
