This corridor has a recognisable building type and it produces a recognisable set of problems. Large newer towers, floor plates of three to four thousand square feet, double glazing in the better buildings, central or multi-split air conditioning whose filters are not yours to touch, and a very high proportion of flats owned by somebody who has never spent a night in them. Find out what actually opens: in many of these flats it is a balcony slider and one casement per bedroom, and that is a very small hole through which to change several hundred cubic metres of air. So you need duration rather than draught. Open everything that opens, wedge the internal doors so there is a route rather than a set of unconnected openings, stand every wardrobe and store cupboard open because that is where the stale note actually lives, and give it a full working day with somebody present. The thing that surprised me most about this corridor, the first time I spent a week helping agents on it, was how many of the flats had never been used. Not vacant in the sense of between tenants — vacant in the sense that the taps had been run twice since handover, both times by a cleaner. A property like that has none of the self-maintenance a lived-in home has. Nobody runs a shower, so the traps dry. Nobody opens a window, so the air stratifies. Nobody opens the dishwasher, so it goes sour in the dark. And then an agent is asked why a two-year-old flat in a very good building smells like nothing anybody would want to live in.

So my advice on this stretch is almost entirely logistical, and I make no money from any of it. Send somebody with a jug and a doorstop the day before. Make the call to facility management on Thursday rather than Saturday. Wedge the doors open and let the flat breathe for a day, because a building this well sealed will not do it on its own. Then, when the property is genuinely sound and genuinely fresh, put a small waterless machine in the middle of the connected space, set it low, put it on a timer and go and do your job. What the buyer should notice is a flat with light coming into it and air that feels looked after. Not a fragrance, and certainly not yours.
