How long before a luxury property viewing should I turn on the scenting system?
1. Two hours, on the lowest setting that does anything at all. For a four o'clock viewing, the machine goes on at two, on the 4h timer, and is not touched again except downwards.

2. The day before, not the same morning: open the property. Windows on opposite walls, internal doors wedged, cupboards and wardrobes open, bins gone, a mug of water down every drain trap in the flat, and a proper look for anything that is a defect rather than a smell.

3. At about 11am, close it up and let it come to temperature. Air conditioning on if it is hot, so the flat is settled at 24 or 25 degrees rather than working towards it when the buyer arrives. Windows shut from this point, or the two hours of scenting is going out of them.

4. At 2pm, machine on, low, in the entrance zone, 4h timer. Waist height, back from the door, out of the draught. It will be at its level long before the buyer is in the lift.

5. At 3.30pm, walk in from the lift exactly as the buyer will, and adjust downwards. This is the only quality check that works, because you cannot judge a flat you have been standing in. Upwards is not an available direction at this point.

6. At 4pm the machine is still running on low. Not switched off for the arrival, not turned up for it. The timer takes it to six, which covers a late buyer and a second look without anybody thinking about it.

Take the ordinary case and put real times against it: an empty 2,000 sq ft apartment on the eleventh floor, a serious buyer at four o'clock on a Saturday, and one machine. The schedule that follows is not a suggestion about how much effort to make. It is an ordering problem, and the order matters because the jobs run at different speeds — ventilation takes a day, temperature takes three hours, fragrance takes two, and the quality check takes ten minutes and has to be last. Get the sequence right and the property is finished before anybody arrives, which is the entire objective.

THE DAY BEFORE

Everything that is slow happens now, and there is more of it than people expect. Open the property properly rather than symbolically: windows on opposite walls so air crosses the flat rather than sitting in one room, internal doors wedged so it can, wardrobes and cupboards open, the utility and the servant's bathroom included, and leave it like that for several hours rather than twenty minutes. Then the drains, which in my experience account for more bad first impressions in vacant flats than every other cause combined. A trap that has dried out is an open pipe to the building's stack, and a vacant flat has several: both basins, the kitchen sink, the utility, the floor traps in each bathroom, the balcony drain and the one behind the washing machine. A mug of water down each takes ten minutes and holds for a fortnight. Bins out and washed, any soft furnishings aired, curtains pulled back, the fridge opened and dried if there is one. And while you are there, do the thing this brand cares about more than anything else on the page: look for what is a defect rather than a smell. Damp along a skirting, a stain under a window, a bathroom smell that returns while you are standing there, soot around a kitchen socket, a musty note that comes back within an hour of closing the windows. Those are material facts about the building. Find it, fix it or disclose it, and if the answer is that it needs a contractor rather than a machine, the correct next step is a phone call to the vendor rather than an order from us.

THE MORNING OF
11am close it up, and let it arrive at temperature
Then the middle of the schedule, which is about temperature and about not undoing the day before. At around eleven, close the property: windows shut, balcony doors shut, and the air conditioning on if the day is warm, set to reach 24 or 25 degrees and hold it rather than to be switched on at half past three and fight. Three things are happening in this window. The flat is coming to a temperature that will still be right at four, which matters because temperature reaches a buyer before smell does and because a hot flat makes any fragrance in it read heavier than it is. The building's own air is settling after the morning's ventilation, so the property smells of itself rather than of the road. And critically, the windows are now shut, which they have to be before the machine goes on — two hours of nebulisation into a flat with a window open is two hours of fragrance leaving the flat, and the room will never reach the level you are aiming at. If the property is occupied, this is also the hour for the household instructions: no cooking after eleven, no incense that day, no floor cleaner in the last three hours, bins gone, pet bedding moved, and the kitchen door shut from now on. A written note the previous evening gets these done. A verbal request at half past three does not.

THE LAST TWO HOURS
2pm on, 3.30pm walk-in, 4pm unchanged
And then the part that is actually about the machine, which is the shortest part of the day. Then leave the flat, or at least stop making decisions about it, because from the moment you have been inside for five minutes your nose has adapted and your opinion of the level is worthless. Half past three is the walk-in, and it is the most useful ten minutes in the whole schedule: go down, come back up in the lift the buyer will use, walk the corridor, unlock the door and take the reading. If you can identify the fragrance as you step in, turn it down a setting. If the flat smells clean and you cannot say of what, it is right. If it smells of nothing at all, that is acceptable and a great deal better than the alternative — a well-aired unscented flat has never lost anybody a sale. The one thing you may not do at half past three is turn it up, because the room will then be climbing at four, which is the state a nose reads most clearly and reads worst. Four o'clock: the machine is still running, on the same setting, and it will stop itself at six. Do not switch it off for the arrival, which produces a level that falls away during the viewing, and do not stand near it.
The instruction I would put on the back of a business card: day before, open it. Eleven, close it. Two, switch it on. Half past three, walk in from the lift. Four, touch nothing.

The five variables, and a Saturday of viewings

Now the things that move the schedule, in the order they are likely to apply to you. Size first: two hours is calibrated for a normally sealed flat of up to about 2,000 sq ft with one machine at the entrance. At 3,000 sq ft and above, the constraint stops being time and becomes distribution — a bigger machine in the same hall reaches the same rooms — so add an hour and, above roughly 3,000 sq ft of connected volume, add a second Vaayu rather than more intensity. Occupancy second: an occupied property needs less of everything. A property shut for weeks is the opposite case and the timing advice barely applies: it needs a full day of airing, possibly two, before the two-hour rule means anything at all. Scenting a flat that has been closed since June without airing it first produces a property that smells of both things, which is worse than either. Season fourth: monsoon changes the machine rather than the clock. A water-based ultrasonic adds 30 to 50 millilitres of water an hour to air that is already at ninety per cent humidity in a flat with no air conditioning running, which is the wrong direction in a property with stone floors and closed windows — the waterless Vaayu exists precisely for this. Then the case that changes the arithmetic completely, which is a day of appointments rather than one. For a Saturday with viewings at eleven, one, three and half past four, do not run the schedule four times. Set the machine once at nine in the morning, on low, and leave it running all day. The reasoning is the same physics as the two-hour rule, simply applied for longer: the property arrives at a level in the first hour or two and then holds it, and every buyer through the door meets the same settled condition rather than whatever stage of a restart they happen to coincide with. Intervening between appointments is actively worse than leaving it alone — turning it up for the important buyer at three produces a climb precisely when you least want one, and switching it off between viewings produces a flat that is falling away at one and climbing again at three. It is also cheaper. A day on the low setting uses less fragrance than three separate high-setting catch-ups, and the 400ml tank is rated for about 75 days of ordinary running, so a full Saturday costs you a fraction of a fill. Use the 8h or 24h timer for this rather than the 4h, set it to stop after the last appointment, and leave the machine in the flat behind its key-lock. Then the constraints and the honest edges of the schedule. None of these timings helps a property with a fault, and a timetable is a particularly easy place to hide one, so I will say it in the middle of the operational section rather than at the end: if the smell returns after a full day of proper airing, it has a physical cause. Damp, a leak, a chronic drain, smoke damage. That is a material fact about the property — find it, fix it or disclose it, and scent a building that is genuinely sound. I like this question because it has a real answer, and because the real answer is duller than the one people want. Two hours. On low. Set the timer and stop thinking about it. What makes it worth a whole page is that the two hours only works if the twenty-four hours in front of it happened, and that is the part that gets skipped — I have lost count of the flats I have been described where the machine was set beautifully at two o'clock into air that nobody had changed since the last viewing three weeks earlier.

The other half of what I would say is about back-to-back Saturdays, because that is where the money and the effort actually go. Set it once in the morning and leave it. Every buyer that day walks into the same settled property, you never once stand in a flat wondering whether to turn something up, and it uses less fragrance than three catch-ups would. A machine that weighs 0.9 kg, locks, stops itself and can be started from a car park is not really a fragrance product on a day like that. It is a way of removing one decision from an afternoon that has quite enough of them, and that is most of what I think professional equipment is for.
