The number is smaller than your first estimate, and it is arithmetic rather than opinion: connected air volumes per site, multiplied by sites, plus a small float. Here is the calculation worked through for a six-site portfolio, including where it goes up and where it does not.

One machine per connected body of moving air
The mistake that inflates every first estimate is counting doors. A sales office where reception, the lounge and the model display share one air-conditioning loop is one volume and one machine. A four-bedroom show apartment on a single split system is one volume and one machine. Rooms are not the unit of measurement; connected air is. Multiply length by width by height, divide by 1000, round down, then walk to the furthest corner and check whether the air actually moves there.
Tip: if two spaces share air-conditioning, they usually share one machine.

Then adjust for the real exceptions rather than the imagined ones: a gallery beyond about 3,000 sq ft or split across levels takes a second unit; a duplex show apartment with separate air-conditioning upstairs takes two; a double-height experience centre leaves the Vaayu count altogether. In a typical eight-site portfolio the adjustments add two or three machines, not eight.

A quick word on the number: it should come from air volume and nothing else. Not room count, not site prestige, not the budget line someone already wrote. The first number a developer gives me is almost always three times too big, and it is not their fault. It comes from counting rooms, because rooms are what a floor plan shows. Air is what a diffuser actually works on, and air does not respect the walls on the drawing.

So we count volumes. A Vaayu is rated to 1000m³, which is roughly 2,000 to 3,000 sq ft at a normal ceiling height, and a sales office of that size is one machine, not four. A show apartment is one machine, whether it has two bedrooms or four. That gives two machines at a standard site, which multiplies cleanly: six sites, twelve machines, one or two adjustments, one spare on the shelf. The only time I take the count out of Vaayu territory is a genuinely double-height volume, where one Angaan on the HVAC does what four small machines never will.

The honest part: buying more machines does not make a site smell better, and it certainly does not sell flats. I make no claim that fragrance influences a purchase decision. Over-specifying usually makes a space smell worse, because several machines at several intensities read as several different rooms.
