A stale sample flat is one of the most common complaints in property sales and one of the most consistently misdiagnosed, because the instinctive response - clean it again - addresses almost none of the actual causes. An occupied home exchanges its air many times a day through doors and windows, so this is invisible. A sealed flat exchanges nothing, and the concentration builds steadily until the flat smells of what it was made from. The second is stratification. In the absence of movement, air layers according to temperature, with warm air held near the ceiling and cooler air below. Those layers do not mix on their own. Moving air during an airing window breaks the layers and clears them together. The third is moisture, and it is the most seasonal.
