It is the ventilation, the circulation and, in effect, the lungs of the property, and every cubic metre a buyer breathes has passed through it. Which means its condition is the flat's condition. A split unit that has been running through a season without its filters being washed is holding a compressed mat of dust, and dust on a cold coil in humid weather does not stay dry — it becomes damp, and it develops a smell. In a central or ducted system the same is true of the return-air filter and the ductwork behind it. Do not prop the flat open while you wait for a late buyer, because a propped door means the lift lobby's air is your entrance hall's air by the time he arrives. Towers are the building type where my advice sounds least like fragrance advice, and I have made peace with that. The most useful sentence I can give an agent showing a high-rise flat is about a filter, and the second most useful is about a drain trap, and neither of them makes me any money. But I have been in a number of very expensive, very new apartments that smelled faintly wrong for reasons the owner had spent months not identifying, and in most of those the answer was hanging on the wall of the living room quietly recirculating a season's worth of dust through a cold coil.

What I do like about this building type is how honest the scenting job is once the mechanical work is done. A modern tower plan is one connected volume with bedrooms off it, and that means one small machine in the entrance, on low, on a timer, and no zoning conversation at all. Compared with a villa on two floors with a staircase and a detached wing, or an old flat with six rooms off a long corridor, it is straightforward, and I would rather say so than manufacture complexity to justify a second machine.
