2. Then attack the shut-flat smell specifically, because that is the actual problem here. The climate is kind; the ownership pattern is not. A great many premium flats in this city belong to somebody working in another country or another city and are opened only when an agent opens them. Wardrobes, mattresses and curtains hold that closed note long after the air has been changed, so open the storage and the soft furnishings to the draught rather than just the rooms.
3. Water every drain trap, and look under the kitchen sink while you are there. Same rule everywhere: a flat nobody uses loses its U-bends to evaporation. Bengaluru adds a second common one — many flats run on a bore or tanker supply with a sump and an overhead tank, and a neglected sump can produce a distinctly earthy note at the taps that people mistake for a drain.
4. Then, and only then, the machine — and it does not have to be an expensive one. The afternoon before, the two hours, and the drops
Start with the schedule, and note how much shorter it is than the equivalent on any other page in this group. T-24h, or simply the afternoon before: open the flat for two to three hours with openings on opposite walls and every internal door wedged. Water every trap on arrival. Bengaluru's specific versions are worth naming — seepage on a shaded external wall after a long wet spell, a bathroom leaking into the flat below, mould behind a wardrobe on a north wall, a neglected sump, and in ground-floor or garden flats a musty note that comes up rather than in. Every one of those is a material fact about the property. Find it, fix it or disclose it, and scent only a property that is genuinely sound.
