There is no Gurgaon fragrance, and anybody offering you one is selling a story rather than a product. What this city genuinely does to a premium flat is three things: it coats it in a very fine dust that reaches inside the air conditioning as well as onto the console tables, it swings through a temperature range wide enough to change how strongly the same flat reads in June against January, and a large share of the stock is new enough to still be off-gassing from its own joinery. All three are preparation problems. None of them is answered by a different scent, and this page is going to say so more than once.

1. Start inside the air conditioning, not on the shelves. Fine dust does not stop at the furniture. It is drawn through every indoor unit in the flat and collects on the filter mesh and the coil, and a loaded filter is why a spotless flat still produces a flat, slightly stale smell in the first minute after the unit starts. Pull the filters on every indoor unit, wash them, dry them completely and refit them. On a flat with ducted air conditioning this is a call to the facility team a day ahead.

2. Then a damp cloth, on every horizontal surface, in this order. Tops of wardrobes, door frames, skirting, window channels, the tops of picture frames, the underside of the dining table, and last of all the surfaces at eye level that somebody has already cleaned. 3. Open the property for a working day, and choose the hours. In this city the point of airing is not humidity, it is the accumulated staleness of a closed, sealed, air-conditioned box. 4. If the property is new, treat the solvent smell as a condition rather than as a smell. Fresh adhesives, engineered joinery, laminates and paint release solvent for weeks after handover. It is sharp, high and unmistakable, it disperses with warmth and air, and fragrance layered over it produces something distinctly worse than either. Air the flat hard, run it warm, give it time, and tell the buyer the truth about how recently it was finished.

The second consequence is that dust settles horizontally and cumulatively, so an unoccupied flat here acquires a measurable film on every upward-facing surface within a fortnight of being cleaned. That film smells of very little on its own and of a great deal when it is disturbed by somebody opening a wardrobe or sliding a drawer. Which is why the cloth matters, and why it has to be damp: a dry cloth on a fine dust simply relocates it into the air of the room you are about to show.

THE RANGE

Here is the mechanism most fragrance advice ignores, and it is the one that genuinely distinguishes an NCR listing from a coastal one. Volatility is temperature-dependent. The rate at which a fragrance material leaves any surface — a diffuser, a fabric, a wall — rises as the air around it warms, which means a flat at thirty degrees is releasing everything in it faster than the same flat at twenty. Gurgaon gives you both of those conditions in the same calendar year, and the practical consequence is precise: a setting you calibrated on a January afternoon will read noticeably heavier in June, without you having changed anything at all. The instinct at that point is to blame the bottle. The correct response is to take the intensity down a step, run the air conditioning for longer before the appointment so the flat is actually at temperature rather than merely cooling, and start the machine after the cooling has begun rather than before. The winter version of the same problem runs the other way and is subtler: a cold flat that has been shut for weeks releases less of everything, so it reads as neutral until the heating or the sun warms it during the viewing, at which point whatever was sitting in the soft furnishings arrives at once. That is why a winter listing wants a longer airing rather than a stronger dose. In both seasons the correction is to the number, never to the fragrance.

A great deal of premium Gurgaon inventory is recent, and recent buildings smell of themselves. Fresh paint, engineered wood, laminates, adhesives, sealants, PVC edging and new carpet all release solvent for weeks and sometimes months after handover, and the smell they produce is sharp, chemical, high in the nose and completely unmistakable to anybody who has bought a flat before. This is not a defect and I am not going to call it one. It is a normal condition of a newly finished property, and a buyer looking at recent construction expects some of it. What it is not is a fragrance problem. Solvent materials are highly volatile and they sit in a register nothing in the Hotel Collection occupies, so a scent laid over them does not blend with them or mask them — it simply arrives alongside them, and the combination reads worse than the solvent alone. The answer is air, warmth and time, in that order. Open the flat for whole days rather than hours in the weeks before it is shown, run it warm during those days because heat accelerates the release, keep cupboards and wardrobes standing open since that is where new joinery is most concentrated, and only start scenting once the sharpness has genuinely gone rather than once you have stopped noticing it. And if the property has been handed over in the last few weeks, say so to the buyer, because they will work it out in any case.
The line I hold on new construction, and it is the same line I hold everywhere: if a buyer would want to know about it, fragrance is not the tool. Solvent smell in a new flat is honest information. Damp, drains, a leak or smoke damage are material facts. Find them, fix them or disclose them, and scent a property that is genuinely sound.

Take the schedule first, because in this city the timing of the airing matters more than its length. At T-24h the property opens, and it opens for the whole of a working day rather than for an hour before you leave. Windows on opposite walls so there is a route through rather than a single opening, internal doors wedged, every wardrobe, cupboard and store standing open, and somebody physically in the flat while it is open — an unattended open flat in a tower is not something I am going to recommend. In the same visit, water down every drain trap in the property including the ones nobody uses, because an NCR flat that sits empty in dry weather loses its U-bends to evaporation faster than a coastal one does, and a dry trap smells like a drain and gets blamed on the building. At T-3h the flat is shut and the air conditioning goes on, and this is where most people are too late. A large flat that has been open all day in summer needs genuine time to come down to temperature, not a token half hour, because a flat that is still cooling while the buyer walks through reads as warm regardless of what the thermostat says. At T-2h the Vaayu goes on, low, in the entrance zone. At T-30m you walk the flat from the front door as a buyer would and adjust downward if anything is noticeable. At T-0 the machine is still running low, or on a timer that has stopped it. That last instruction is the one worth memorising: the level is what you want, never the climb.

Then the dose itself, which is the one number this city genuinely changes. The general rule for a viewing is the lowest setting that produces a consistent impression, and in a Gurgaon summer that is a step lower than the same flat in winter. The mechanism is straightforward — warmer air, faster release — and the failure mode it produces is specific: an agent calibrates a setting in February, is happy with it, leaves it alone, and by May is showing a flat that smells of fragrance rather than of a property. If you own one machine and use it across a portfolio, get into the habit of resetting the intensity twice a year rather than once and never trusting your own nose on the third viewing of the week. On placement: waist height or above, at the edge of the entrance zone rather than in the doorway itself, away from the direct throw of an air-conditioning vent, which strips the light end off a composition and leaves the heavy end standing alone. The second boundary is what fragrance is honestly for. It changes how a space feels on arrival and how memorable a visit is. It belongs with the photography, the styling and the lighting: presentation of a sound property, not persuasion about a compromised one. I am not going to tell you it moves an offer, because nobody can support that and I would rather keep your trust than make a claim. And the third is habituation. By the fourth viewing in a week you will no longer be able to smell the flat at all, and the instinct that produces is to raise the setting while every buyer is still receiving the level you originally set. Ask a colleague who has not been in the property to walk it and tell you the truth rather than something polite. In a city where the summer is already pushing the level up for you, that habit is worth more than any adjustment you could make by nose.

The most useful thing I have ever said to an agent in this city had nothing to do with fragrance. She had a beautifully styled flat in a good tower that kept producing a dull, closed impression in the first minute, and she had been through three products trying to fix it. The filters in all four indoor units had not been touched since the previous tenant left. Cool, dry and low is not an exciting recommendation and I am not going to dress it up as one, but it is what works in Gurgaon and it is what works everywhere else, and I would rather tell you that than invent a reason for you to buy something different.
