A zone is a body of air
Follow the air handling, not the floor plan
Two areas on the same drawing can be one zone or two, and only the ductwork decides. A reception desk open to the showroom shares that air and needs no machine of its own; a lounge behind a glass wall with its own split units is a separate zone even though it is ten steps away. Walk the building with the maintenance engineer, mark every separately conditioned volume, and stop counting rooms. Dealerships usually come out at four to six zones, not the ten or twelve the floor plan suggests.
Tip: if two areas share an air-conditioning loop, they share a machine.
One Vaayu holds one zone of up to 1000m³, about 2,000-3,000 sq ft, which is the size most dealership side-rooms land on.
A showroom is tall, and that is where floor-area rules break
Showrooms are built high for light and for the cars, so a floor-area rule of thumb will under-specify them badly. A 3,000 sq ft showroom under a 5 metre ceiling holds roughly 1,400m³; a 6,000 sq ft showroom at the same height is nearer 2,800m³. Both are past what one small machine can hold evenly, and the answer is not four small machines in the corners - that gives you four different smells and a dead patch in the middle.
