Minutes 10 to 15: refill every water seal

While the fans run, take a mug or a jug and go around the house pouring water into every floor trap, basin, shower drain, utility gully and unused bathroom. In an empty house the water that sits in each trap evaporates, and once it has gone the drain is simply an open pipe into the sewer line. This is one of the most common causes of a shut-house smell and one of the least talked about, partly because the smell appears a week or two after the house is closed rather than immediately. If you have a bathroom nobody ever uses, that is your first suspect. Do this again on the way out, and if you leave the house for months, ask whoever checks on it to run the taps for thirty seconds in every bathroom once a fortnight.

Minutes 15 to 60: dry the soft things
Mattresses, cushions, wardrobes and stored linen
Strip every bed and stand the mattresses on their sides so air crosses both faces, not flat where only one side breathes. Prop sofa and chair cushions on edge. Open every wardrobe, cupboard and chest of drawers, and pull stored linen and towels out into the moving air for the hour. Sunlight on a balcony or terrace does more for a mattress in two hours than anything you can buy. This is the step that decides whether the bedrooms smell right tonight, because a bedroom that has been closed smells mostly of its bed.
