Industrial stores are my favourite ones to walk into and the easiest to get wrong, because the interior is making an argument and most fragrances are an argument against it. Somebody has left the slab visible, kept the conduit on the surface and refused to box anything in. The room says: nothing here is hidden, nothing here is applied. And then a supplier arrives with something worked, characterful and pleasant, which is the only applied finish left in the building. It does not fail dramatically. The room simply stops being convincing, and nobody can say why.
The physical part surprised me the first time I measured it properly. Raw concrete and unsealed brick are porous, so they behave like soft furnishings: they take fragrance up slowly and let it go slowly. That means an industrial store is not the loud room people expect - it is the slow one. Set a level, leave it, and judge it a fortnight later rather than the next morning. And if a store like this has been run too high, do not expect it to clear by the evening; switch it off, open it up, and be patient with it.
On hardware I only ever ask one question, which is the ceiling height.
